About The Position

The Senior Service Manager – Dual Site is responsible for leading all maintenance operations across two apartment communities. This position oversees maintenance teams, ensures the timely completion of service requests and apartment turns, and maintains the physical condition and safety of the properties. The Senior Service Manager partners with property management to deliver high-quality resident service, maintain strong curb appeal, and ensure all building systems operate efficiently. This role requires a hands-on maintenance leader who can effectively manage staff, coordinate vendors, implement preventative maintenance programs, and control maintenance-related expenses while maintaining company standards.

Requirements

  • 5+ years of apartment maintenance experience
  • 5+ years of maintenance leadership or supervisory experience
  • Strong knowledge of HVAC, plumbing, electrical, appliances, and general building systems
  • Valid driver’s license and reliable transportation
  • Leadership and team development

Responsibilities

  • Lead and oversee maintenance operations across two apartment communities
  • Supervise, train, and schedule maintenance team members
  • Assign and prioritize work orders to ensure timely and quality completion
  • Ensure all service requests are completed within company response time standards
  • Provide hands-on support for complex repairs as needed
  • Oversee make-ready processes to ensure units are prepared for timely move-ins
  • Coordinate with property management to meet occupancy and leasing goals
  • Inspect completed turns to ensure company quality standards are met
  • Implement and maintain preventative maintenance programs for all building systems
  • Schedule routine maintenance for HVAC, plumbing, electrical, and mechanical systems
  • Conduct regular inspections to identify and resolve maintenance issues proactively
  • Coordinate third-party vendors and contractors performing work at the properties
  • Obtain quotes and assist with scheduling repairs or capital improvement projects
  • Ensure vendor work meets company expectations and quality standards
  • Monitor maintenance expenses and operate within approved budgets
  • Maintain inventory and ensure proper management of maintenance supplies and equipment
  • Assist with identifying capital improvement needs to preserve property value
  • Ensure compliance with OSHA standards, safety protocols, and company policies
  • Maintain documentation for inspections, preventative maintenance, and service records
  • Participate in emergency response and on-call maintenance rotations
  • Ensure maintenance services are delivered with a strong focus on resident satisfaction
  • Address resident concerns related to maintenance in a professional and timely manner
  • Support property teams in maintaining a clean, safe, and well-maintained community
