COMMUNITY NAME Philadelphia Metro Area Job ID 2025-235476 JOB OVERVIEW The Senior Maintenance Coordinator (Sr. MC) supports communities in the Philadelphia area. They are responsible for the day-to-day operations of Facilities Management functions in the community and around the community grounds to which they are assigned. The primary responsibility is maintaining a safe, clean and comfortable environment for the residents. This is accomplished by having a working knowledge of building systems and related code requirements. These systems include plumbing, HVAC, electrical, mechanical and equipment repair. The position requires a team player with sound organizational, time management skills who interacts positively with all team members to meet the community’s objectives.

Requirements

Demonstrates a high proficiency and understanding of systems such as HVAC, plumbing, electrical, mechanical, and code compliance
Supervisory and management experience to include recruiting staff, coaching, performance management, responsibility of daily department operations
Ability to handle multiple priorities
Ability to delegate assignments to the appropriate individuals based on their skills, roles and interests
Possess written and verbal skills for effective communication and the ability to facilitate small group presentations and trainings
Competent in organizational, time management skills
Demonstrates good judgment, problem solving and decision making skills
Demonstration of proficiency in computer skills, Microsoft Office (Windows, Outlook, Excel) and Sunrise applications with the ability to learn new applications
Able to travel within a geographic area and on special projects for Sunrise
As applicable, all Sunrise team members who drive a Sunrise vehicle must review and sign the Driver job description and understand the key essential duties for safety and regulatory compliance
Ability to work weekends, evenings and flexible hours, available for our customers at peak service delivery days and times.

Responsibilities

Responds to all building emergencies
Reviews, reads, notates and initializes Daily Log and Maintenance Log to document and learn about pertinent information and any resident’s physical and behavioral changes; responds in a timely manner to requests and concerns from residents, family members and team members
Maintains all painted surfaces and flooring throughout the community
Prepares the room(s) for new residents and assists with move-ins and move-outs
Periodically inspects the building façade for damage and needed repairs
Maintains the grounds by collecting trash, sweeping the dumpster areas and cleaning first impression areas
Performs all tasks outlined in the Facility Management Maintenance Manual
Partners with leadership team to ensure community is in compliance with OSHA requirements and promotion of Risk Management programs and policies
Ensures the following procedures and practices are enforced as needed: Personal Protective Equipment (PPE), fire extinguishers, MSDS (Material Safety Data Sheets), Lockout Tagout procedures
Ensures any cords, carts, equipment and other hazards are kept out of the way at all times
Maintains equipment and supplies to avoid waste, damage to areas and equipment and to prevent accidents
Complies with all infection control techniques, procedures and policies
Responds to all building emergencies
Maintains the HVAC system to ensure proper air quality and comfortable temperatures throughout the community
Tests, schedules inspections and maintains proper documentation on the fire protection systems
Conducts fire and disaster drills following the appropriate policy and procedure guidelines
Tests low voltage systems as required
Maintains the interior and exterior lighting
Maintains the plumbing system which includes monitoring and adjusting the resident accessible domestic hot water system to ensure code compliance
Maintains the alarm systems for the community
Performs preventative maintenance tasks as assigned
Maintains a declining balance budget sheet
Maintains an accurate vendor / contractor telephone list with contact names and emergency telephone numbers
Orders equipment and supplies in compliance with Purchasing Department standards
Ensures log books are in compliance per federal, state and Sunrise standards (temperature log, fire extinguisher log, cleaning log, bio-hazard removal log)
Partners with Government/Agency authorized personnel
Trains team members on the following: Location and operation of all utility shut-off devices Emergency response protocols Housekeeping procedures Laundry procedures Safe chemical handling and usage
Maintains a declining balance budget sheet
Assists in the presentation and value of Sunrise’s products and services for our residents, families and team members and targeted referral sources
Assists the executive director in completing the annual community budget
Understands and manages the department budget to include labor and other expenses and its impact on the community’s bottom line
Reviews monthly financial statements and implements plans of action around deficiencies
Process and submit monthly expenses and budget data timely per Sunrise policies and internal business controls
Coordinates with the community team to achieve maximum staff economies and cross training when applicable
Understands the internal cost associated with all Sunrise resident care programs
Overall management of the department, including but not limited to: recruiting, hiring, training, coaching and disciplining
Partners in the delivery and participation in Sunrise University Training and self-study programs during the required timeframe
Develops a working knowledge of state regulations and ensures compliance through supervising and coaching team members
Achieves the Team Member Engagement goals and actively leads in the Engagement Improvement Planning sessions
Completes team member staffing and scheduling according to operational and budgetary guidelines
Daily review of timekeeping practices and payroll reports to ensure all hours worked are recorded and appropriately paid
Conducts timely performance appraisals with meaningful conversations
Holds team accountable and corrects actions when necessary and documents
Attends regular meetings; Stand Up, Cross Over, Department Head Meetings, Town Hall, Quality Improvement, and others as directed by the Executive Director
Keeps abreast of professional developments in the field by reading, attending conferences and training sessions
Maintain compliance in assigned required training and all training required by state/province or other regulating authorities as applicable to this role to ensure that Sunrise standards are always met.
