About The Position

Embrace Living Communities has an opening for a Senior Lead Maintenance Technician at Greencastle of Barrington, 445 E Main St, Barrington, IL 60010. The Senior Lead Maintenance Technician is responsible for overseeing the maintenance and repairs of the physical structures of the housing community and grounds functioning. Supports the Embrace Living Communities wellness culture that encourages active aging and “living well.” Essential Duties and Responsibilities Creates a respectful living environment for seniors and physically challenged individuals that is aligned with the mission, vision, and values of the organization. Works collaboratively to promote harmonious relations among residents, employees, families, and partners. Responds to emergency situations by performing repairs and related tasks needed to maintain a safe and secure environment for residents and minimize damage to Housing Community buildings and grounds. Note: Must be on-call and available 24/7 in case of emergency. Must have a valid driver license and be able to drive as needed. Leads a team of maintenance technicians on daily maintenance operations with a focus on achieving efficiently run maintenance projects and operational functions to include methods of coaching and leading the work. Works with the operation department developing, revising, and reviewing the 10-year capital needs plan to include financial and budgeting. Works with the operation department to assist in soliciting and bidding process for capital purchases. Develop, revise, and review of the goal setting for the maintenance program and individual technicians. Develop, revise, review, and implementation of a preventative maintenance program to the building to reduce the risk of future problems. Develop, revise, review, and enforce internal controls to maximize protection of company assets, policies, procedures, and workflow. Practice continuous improvement behaviors to develop and fine-tune the day-to-day procedures to assist in efficient operations of the department. Survey buildings, equipment, and systems to identify any issues on equipment and systems to ensure everything is up to standard. Responsible for understanding and following the policies and procedures in the Maintenance Operations Manual and maintains inventory of supplies, parts and equipment and submits purchase orders as needed. Maintains assigned equipment and tools; performs inspections to ensure safe operating conditions; establishes priorities; performs repairs and/or replacement of parts; cleans and performs preventative maintenance; and monitors need for replacement or advanced repairs. Monitors outside maintenance and repair vendors’ personnel while on site and ensures contracted repairs are completed per the terms of the contract. Assists exterminator with pest control as needed. Repairs mechanical systems to ensure they are consistent with health and safety standards. Performs maintenance of electrical systems (replace light bulbs, ballast, and outlets). Performs routine to difficult plumbing duties, inspecting, installing, repairing and replacing pipes, fittings and plumbing fixtures, unclogging sinks and toilets, repair of faucet, assemblies and replacement of washers, repairs or replacement pipes, repair of fountains. Maintains the building HVAC equipment to keep climate control in the facility functioning. Performs general maintenance tasks including painting, carpentry, and landscaping. Supports the setup of ventilation, refrigeration and other systems and conduct repairs when necessary. Applying and working on preventative maintenance program to the building to reduce the risk of future problems. Maintains the inventory records for equipment and supplies. Compile with all policies for the safe storage, usage and disposal of hazardous materials. Planning and scheduling repairs. Maintains a clean and safe work environment. Operates snow removal equipment to maintain walkways, sidewalks, and parking lots. Empties trash cans and consolidates trash for regular pickup. Removes debris from outdoor areas including grounds, walkways, sidewalks, and parking lots. Performs light housekeeping responsibilities, as needed. Performs all other duties as assigned.

Requirements

  • High school diploma or equivalent
  • One-year certificate from college or technical school; or 5 plus years of related experience and/or training; or equivalent combination of education and experience.
  • Ability to read, analyze, and interpret common scientific and technical journals, financial reports, and legal documents.
  • Ability to respond to common inquiries or complaints from residents, regulatory agencies, or members of the business community.
  • Ability to effectively present information to management, public groups, and/or board of directors.
  • Ability to interact clearly and effectively, in both written and oral communication, with supervisors, residents, staff, vendors, etc.
  • Proficient in personal computer skills including electronic mail, record keeping, routine database activity, word processing, spreadsheet, graphics, etc.
  • Electrical wiring capabilities to manage problems with the building’s electricity.
  • Plumbing knowledge to address leaks, clogs, or other drainage problems.
  • Knowledge of general maintenance processes and methods.
  • Working knowledge of tools, common appliances, and devices.
  • Ability to inform orally and in writing, with clarity and good effect.
  • Ability to work with others to achieve a desired result.
  • Understands others quickly and can find common ground.
  • Practices attentive and active listening.
