About The Role: Arbor Homes is currently looking to hire a Senior Land Development Project Manager to manage development projects and supervise a team of Land Development Managers to deliver finished lots for residential construction. The job entails working in a fast-paced, team environment while managing contractors, schedules, and budgets over self-developed projects. Requirements

  • Ability to be a team player at the largest residential land development company in the state of Indiana, with a great positive attitude, and looking for opportunities for continued career development.
  • Bachelor’s Degree preferred but not required.
  • Past experience in a land development-related position is of the utmost importance.
  • Prefer 5 years of field-related experience.
  • Ability to learn quickly on the job
  • Ability to communicate effectively with contractors and peers
  • Experience with land development, including but not limited to possible past experience in project management, senior-level management, excavating, paving, surveying, or city government planning or engineering, would be preferred.

Nice To Haves

Responsibilities

  • Manage day-to-day operations of land development with oversight of the land development managers as direct reports.
  • Train and develop land development managers to manage projects on their own
  • Supervise LDM (Land Dev Managers) direct reports in managing projects, Land Development Release Report responsibility, scheduling, hitting deadlines, following budgets, minimizing any field issues, and dealing with customer and sub-contractor issues.
  • Make sure LDM plat recording and bonding is in place when complete on projects.
  • Make sure contractor invoices are entered and paid on time for projects managed.
  • Oversee the development performed by outside developers where Arbor purchases finished lots.
  • Manage budgets and spending to minimize variance and deliver lots at projected costs.
  • Project contractor schedules and manages the job so that lots are available when needed for sales.
  • Manage the team at a high level by focusing on big picture items, including building permit release schedule, dry utility management, and finishing the projects to allow for closed homes while delegating non-priority tasks
  • Proactive oversight of issues, anticipation and planning of projects to prevent reactive management
