About The Position

The primary responsibility of the Senior HVAC Maintenance Technician is to collaborate with the overall staff to upkeep, maintain and repair the community. This position will primary focus on the installation, maintenance, troubleshooting, and repair of heating, ventilation, and air conditioning (HVAC) systems throughout the community. This role will be a resource for the maintenance team, ensuring HVAC systems operate efficiently, safely, compliance with all applicable codes and standards and assist with employee training as needed. The Senior HVAC Maintenance Technician may also assist with maintaining basic building functions and such as appliances, entry keys and lock systems, windows, flooring, walls, ceilings, electrical equipment, lighting, interior and exterior building repairs and plumbing repairs systems. Projecting a customer focused and professional image through interaction with all internal and external customers is essential.  The Senior HVAC Maintenance Technician serves in an on-call rotation for maintenance emergencies 24 hours per day, 7 days per week on a rotating basis.

Requirements

  • High school diploma or general education degree (GED) required.
  • EPA Certification required (Universal, II or III preferred)
  • 3-5 years' general maintenance experience - preferred in the areas of residential or student communities.
  • Strong troubleshooting and diagnostic abilities
  • Effective verbal communication skills.
  • Strong customer service orientation
  • Ability to lift up to 50lbs and navigate stairs and ladders
  • Excellent attention to detail, time management, and organizational skills
  • Ability to prioritize and manage multiple tasks in a dynamic environment

Responsibilities

  • Collaborate with the maintenance team and community staff to ensure the overall upkeep, safety, and functionality of the community.
  • Install, maintain, troubleshoot, and repair heating, ventilation, and air conditioning (HVAC) systems throughout the community.
  • Diagnose and resolve complex HVAC system issues to ensure efficient, reliable, and safe operation.
  • Perform preventative maintenance on HVAC equipment to maximize system performance, energy efficiency, and equipment lifespan.
  • Serve as a technical resource for the maintenance team by providing guidance, troubleshooting support, and best practice recommendations related to HVAC systems.
  • Ensure all HVAC work is completed in compliance with applicable federal, state, and local codes, safety regulations, and company policies.
  • Assist with training and mentoring maintenance staff on HVAC systems, safety procedures, and proper maintenance techniques as needed.
  • Support the maintenance team with general building maintenance and repairs, including but not limited to, appliances, entry keys and lock systems, windows, flooring, walls, ceilings, electrical equipment and lighting, interior and exterior building repairs and plumbing systems and repairs
  • Maintain accurate records of maintenance activities, inspections, and repairs using the community’s work order system.
  • Respond promptly and professionally to maintenance requests and emergency situations.
  • Participate in a rotating on-call schedule, providing 24/7 emergency maintenance coverage as required.
  • Responds on-site within 30 minutes for emergency calls.
  • Follow all safety procedures and protocols to maintain a safe working environment for residents, staff, and contractors.
  • Other duties as assigned.
