Senior General Manager - Bosque Residences at Waterline (Austin, TX) A Kairoi Residential flagship community Position Overview The Senior General Manager (SGM) at Bosque Residences at Waterline serves as the senior operational leader of one of Kairoi Residential’s most significant and visible communities, a 74-story flagship residential tower in Austin, Texas. This role extends beyond traditional community management. The Senior General Manager operates with a high level of autonomy and strategic responsibility, leading a complex, high-profile asset where operational performance, brand execution, and hospitality delivery must align seamlessly. The Senior General Manager is responsible for executing these standards through leadership, operational discipline, and intentional decision-making. This leader partners closely with Kairoi’s Austin leadership team, centralized marketing and hospitality teams, and external partners including 1 Hotels and Starwood to ensure cohesive, brand-forward execution across both the residential experience and the broader property ecosystem. The role requires a leader capable of balancing daily operational excellence with long-term asset performance while representing Kairoi’s brand and values at the highest level. Requirements

  • This role requires an experienced operator with demonstrated success leading complex, high-expectation environments.
  • Proven experience leading lease-up and stabilization of large-scale luxury or high-rise communities.
  • Experience managing large on-site teams and complex operational environments is required.
  • Prior leadership of a flagship asset is required.
  • Strong financial acumen with demonstrated P&L ownership.
  • Deep understanding of revenue drivers, operational efficiency, and asset performance.
  • Ability to execute within established brand and service frameworks.
  • Comfortable operating with a high level of responsibility and autonomy.

Nice To Haves

  • Experience operating in high barrier-to-entry markets such as Chicago, Los Angeles, San Francisco, New York City, or similar markets is strongly preferred.
  • Experience working within mixed-use or hospitality-adjacent environments is a plus.

Responsibilities

  • Flagship Asset Leadership Serve as the operational and cultural leader for Bosque Residences.
  • Lead a flagship asset with accountability for performance, experience, and brand execution.
  • Ensure consistent delivery of Kairoi’s established luxury and hospitality standards.
  • Maintain exceptional operational, service, and presentation standards across all areas of the community.
  • Lease-Up & Stabilization Leadership Lead ongoing lease-up and stabilization efforts in partnership with centralized marketing, revenue, and Austin leadership teams.
  • Translate asset positioning into operational execution and team alignment.
  • Establish operational rhythms and standards that support long-term success and consistency.
  • Team Leadership & Organizational Alignment Lead and develop a large, multi-disciplinary on-site team across operations, maintenance, concierge, and resident services.
  • Build leadership depth and accountability within the team.
  • Foster a culture aligned with Kairoi’s service philosophy, emphasizing ownership, collaboration, and consistency.
  • Operational & Financial Leadership Maintain responsibility for operational and financial performance of the community.
  • Drive revenue performance through disciplined execution and cross-functional partnership.
  • Manage expense control, operational risk, and asset stewardship with strong business judgment.
  • Hospitality & Brand Partnership Partner closely with centralized marketing and hospitality teams to ensure consistent brand execution.
  • Collaborate with 1 Hotel and Starwood partners to support a cohesive relationship between residential and hospitality operations.
  • Ensure the resident experience reflects both the identity of Bosque Residences and Kairoi’s broader hospitality philosophy.
  • Owner & Stakeholder Engagement Serve as a trusted operational partner to ownership and senior leadership.
  • Provide clear, thoughtful communication and operational insight.
  • Represent Kairoi with professionalism and credibility in a highly visible environment.
