About The Position

The Senior Floating Maintenance Technician serves as a highly skilled, mobile maintenance professional responsible for supporting multiple properties across the portfolio. This role provides advanced technical expertise, operational support, and leadership assistance to on-site maintenance teams. The Senior Floating Maintenance Technician ensures consistent maintenance standards, resolves complex repair issues, supports site teams during staffing gaps or high-volume periods, and assists in training and mentoring maintenance personnel. This position plays a critical role in maintaining property performance, resident satisfaction, and operational continuity across all assigned communities.

Requirements

  • Minimum of 3–5 years of progressive apartment maintenance experience, preferably across multiple properties.
  • Must have EPA or HVAC and CPO.
  • Demonstrated experience handling advanced maintenance issues and emergency repairs independently.
  • Advanced hands-on knowledge of apartment maintenance systems, including HVAC, electrical, plumbing, appliances, and general construction.
  • Strong troubleshooting, problem-solving, and decision-making skills.
  • Ability to work independently with minimal supervision across multiple locations.
  • Valid Nevada driver’s license and valid vehicle insurance; ability to travel between properties as required
  • Consistent, reliable attendance and punctuality.
  • On-call required for after-hours emergencies; schedule may require work on weekends, holidays, and evenings.
  • Regular, consistent, and timely attendance is required.
  • Ability to move in and out of a variety of positions which include the following: sitting, standing, walking, squatting, stair and ladder climbing, kneeling, belly crawling, overhead reaching, lifting, and carrying.
  • Ability to push and pull up to 118 pounds of force.
  • Ability to lift below waist up to 77 pounds and above waist 45 lbs.

Responsibilities

  • Travels to multiple properties as assigned to provide maintenance coverage, technical support, and operational assistance.
  • Supports properties during staff shortages, high turn volume, inspections, emergency situations, or special projects.
  • Ensures maintenance practices, safety standards, and quality expectations are consistently applied across all communities.
  • Acts as a subject matter expert and escalation resource for complex or non-routine maintenance issues.
  • Diagnoses and resolves advanced mechanical, electrical, plumbing, HVAC, and structural issues that exceed standard maintenance scope.
  • Performs preventative maintenance, corrective repairs, and emergency maintenance in accordance with company policies, safety standards, and applicable codes.
  • Assists with troubleshooting recurring maintenance issues and provides recommendations for long-term solutions.
  • Responds to after-hours emergencies as required, including on-call rotation.
  • Provides hands-on guidance, coaching, and mentorship to Maintenance Technicians I and II.
  • Assists Maintenance Supervisors with onboarding and training of new maintenance team members.
  • Models best practices, professionalism, and accountability, setting expectations through example rather than direct supervision.
  • Leads or supports high-volume apartment turns, ensuring units meet quality, safety, and readiness standards.
  • Supports cost-cutting and expense control programs by fixing rather than replacing parts when possible, not being wasteful with materials and supplies, and practicing the correct use for tools and equipment.
  • Conducts detailed inspections of completed turns and maintenance work, identifying deficiencies and ensuring corrective action.
  • Provides guidance to on-site teams on efficient turn processes, cost control, and quality workmanship.
  • Turns apartments after move out in a timely manner with quality, attention to detail and alignment with community standards.
  • Follows procedures for accessing and obtaining materials, supplies, equipment, tools, and other items from the property’s maintenance department by tracking inventory used, returning unused items to the established location, and notifying the maintenance supervisor about re-ordering needs.
  • Supports expense control initiatives by repairing rather than replacing components when feasible.
  • Ensures that the Maintenance Shop and the supplies/ inventory are clean and well maintained.
  • Assists with maintaining the aesthetic standards of all assigned communities, including common areas, grounds, amenities, and vacant units.
  • Supports pressure washing, painting, general cleaning, and seasonal maintenance as needed.
  • Ensures properties remain inspection-ready and aligned with company standards.
  • Completes cleaning tasks and projects that support the overall aesthetic appearance of the community.
