About The Position

Role summary: To serve as the single-point, end-to-end owner and operator for a designated segment of the global real estate portfolio. This role is fully accountable for both defining the strategic roadmap and leading the hands-on execution to deliver it, ensuring seamless alignment with Operating Unit (OU) business objectives. Fluent, professional proficiency in Spanish and English (spoken and written) is a mandatory requirement for this role. Candidates must be able to lead executive‑level discussions, negotiations, and financial reviews in Spanish. Areas of Focus: End-to-End Portfolio Ownership: Act as the integrated “GM” for designated portfolio segment — accountable for the full lifecycle from OU strategy engagement through financial forecasting, business case development, project execution, delivery, and post-occupancy performance measurement, etc. OU Strategy & Relationship Management: Serve as the primary strategic partner to OU leadership (Presidents, CFOs, HR) and work to translate business goals into prioritized real estate initiatives and portfolio actions; including how to secure funding (GRW vs. OU) and clearly articulate financial impacts to OUs, and GRW leadership. Program Management Office (PMO) in-role: Operate as the PMO for designated portfolio — establish standards, governance rhythms, reporting, and manage the most complex/high-impact programs directly. Financial Stewardship: Own capital and operating budget decisions for portfolio initiatives; develop business cases, manage forecasts, control costs, and report ROI to OUs and GRW leadership. Performance & Value Realization: Define success criteria for initiatives and the portfolio (strategic outcomes and delivery metrics); track and report on outcomes and opex reduction where applicable. Operational Decision-Making & Escalation: Serve as the primary escalation point for high-profile and critical operational matters across the portfolio; make and drive resolution of key operational decisions in close partnership with CBRE, regional office managers, and other facilities management and workplace vendors within the region. Key Responsibilities (core): Portfolio strategy & roadmap: Define and maintain a multi-year portfolio strategy and roadmap that translates OU business priorities into prioritized real estate actions (right-sizing, consolidation, expansion, workplace transformation). Continuously validate strategy against OU plans, market dynamics, occupancy trends, and corporate objectives. Working closely with Real Estate Transactions team, Portfolio Planner, and Workplace Strategy team. Strategic financial leadership: Lead the development and rigorous review of business cases (capex and opex) for major investments with Director of GRW Commercial Finance. Set portfolio driven KPIs to manage programs more efficiently and set clear success criteria for cross-functional GRW teams to align to, including quantify ROI and payback periods to make informed decisions. Be able to present recommendations to OU leaders/executives and GRW senior leadership and ensure linkage between strategic decisions and financial outcomes. Portfolio economics & analytics: Own portfolio-level analytics and decision-support models (total cost of occupancy, cost per sq ft/FTE, utilization, scenario NPVs). Drive data-driven scenario planning (consolidation, network optimization, sale/leaseback) and surface trade-offs, risks, and upside to leadership. OU engagement & influence: Act as a trusted advisor to OU leaders and OU finance partners—translate real estate impacts into OU P&L and budget implications, negotiate funding and timing, and secure business alignment for portfolio actions. Governance & operating model: Design and run governance forums and decision cadences (steering committees, portfolio reviews) to prioritize pipeline, allocate capital, and accelerate decisions. Ensure clear decision rights, program milestones, and escalation path recommendations. CAPEX & OPEX stewardship: Own portfolio-level capital prioritization and opex optimization strategy. Ensure budget and business cases meet criteria, monitor spend vs. AFE/budget, and ensure proper capitalization and closeout in SAP through partnership with GRW Finance, CBRE PJMs, FinHub and Genpact. Risk, compliance & controls: Ensure portfolio actions comply with finance controls, SOX requirements, and lease/accounting policies (ASC 842 implications). Own audit readiness for portfolio programs and lead remediation actions for control gaps. Outcomes & value realization: Define success metrics for each initiative and the portfolio (cost savings, workspace productivity, employee outcomes). Track realization and lead post-implementation reviews to capture lessons learned and ensure benefits are delivered. Organization & capability building: Build and elevate cross-functional capability within Portfolio Planning, GRW Finance, and delivery teams. Mentor and develop other team members to improve commercial rigor and execution excellence. Change & stakeholder management: Lead communications and change strategies for major portfolio moves and workplace transformations to ensure OU adoption and mitigate business disruption.
