The Senior Director of Construction is responsible for overseeing and managing construction projects throughout the development process, including grand opening. Ensures timely completion and adherence to company quality standards and in accordance with state, federal, and local building codes. Manages a team of Construction and Development Managers, Directors of Construction responsible for remodels and small projects in assigned Divisions, and external contractors/vendors. Additionally, the Senior Director provides strategic leadership and direction for the construction department, aligning construction goals with the company's overall business objectives. This position will be based out of our Boise, Idaho campus location.

Requirements

  • Bachelor’s degree with emphasis in General Business, Building Science, Construction Management, Architecture, Engineering, or related field preferred.
  • Certified Construction Management credential preferred.
  • Equivalent work experience will be considered.
  • Comprehensive understanding of retail real estate, construction, design, retail store operations, and retail store equipment.
  • Complete understanding of building codes for the division.
  • Experience developing and administering a department budget; developing long-range resource planning and alignment of resources with company's development; identifying and evaluating outsourcing opportunities; coordinating construction objectives with other projects throughout the company; creating or assisting in the creation of broad policies and long-range goals; leading continuous process improvement efforts.
  • Ability to handle the most complex, high-profile, and diverse projects and/or issues and make decisions with extremely high-level risk.

  • Previous experience in retail store operations with a strong background in scan coordination procedures and methods, preferably with a Retail Scanning Company.

  • Excellent verbal and written communication skills to interface with personnel at all levels effectively.
  • Must be able to communicate concepts, procedures, systems clearly.

  • Proficiency in PC skills desktop applications (Word, Excel, PowerPoint).
  • Up to 50% travel within responsible geography; reliant on projects assigned.

Responsibilities

  • Manages construction projects (e.g., New Stores, Remodels, Initiatives, Surplus & Major Projects) and capital spend to ensure projects are completed according to the company's standards for time, cost, quality, and safety.
  • Assigns projects to the Construction project team and manages their performance on their assigned projects in accordance with the company's standards for time, cost, quality, and safety.
  • Works with leadership on staffing assignments.
  • Acts as the liaison between the Retail Operations team and the construction team managing any construction projects within the division.
  • Liaises with corporate development and other departments (e.g., Purchasing, Store Planning, PMO, Accounting, Analytics, Real Estate, etc.).
  • Conducts regular field inspections on assigned projects, ensuring contractors' and subcontractors’ compliance with contract documents and takes necessary corrective action to ensure objectives are achieved.
  • Reviews and approves contractors' applications for payment as authorized in company-approved contracts, change orders, and purchase orders.
  • Schedules and coordinates store equipment and fixture setup activities to ensure timely occupancy of store, including delivery and installation of equipment, utility connections, refrigeration startup, receipt of confirmation of all required occupancy/municipal licenses, and merchandise setup coordination.
  • Reviews and approves team's schedules for construction, equipment deliveries, inspections, utility connections, refrigeration startup, and receipt of all required occupancy licenses as required to facilitate Operations setup and merchandising activities.
  • Provides design and construction expertise to relevant departments in response to questions in maintenance, repair, and lifespan.
  • Assembles and approves contractor bidder list for each assigned project.
  • Conducts performance evaluations on approved contractors, architects, and engineers at the conclusion of each project, conferring with management as needed regarding changes in pre-qualified status based upon evaluation.
  • Executes disaster recovery plan for assigned area.
  • Provides budget estimating to operations and departments in research and development of Division.
  • Monitors capital budget and regularly reports forecasts to Division leadership and other required groups.
  • Identifies and communicates budget concerns for review.
  • Oversees all aspects of design and construction activities for assimilation of acquisition stores within the assigned area.
  • Oversees all aspects of design and construction activities for dark store surrender and tenant activity.
  • Reviews qualifications and confirms interest of potential contractors.
  • Provides training and mentors Construction Project Managers and Coordinators.
  • Reviews the performance of the Construction Project Managers and Coordinators and provides feedback and direction.
  • Coordinates with corporate partners to ensure standards, compliance, processes, and policies are followed.
  • Develops and implements strategic plans for the construction department, aligning with the company's overall business objectives.
  • Leads the development and execution of long-term construction strategies, including sustainability initiatives and innovative construction methods.
  • Collaborates with senior leadership to identify and prioritize construction projects that support the company's growth and expansion goals.
  • Oversees the development and implementation of construction policies, procedures, and best practices to ensure consistency and efficiency across all projects.
  • Provides leadership and direction for the construction department, fostering a culture of continuous improvement and excellence.
  • Represents the construction department in executive meetings, providing insights and recommendations to support strategic decision-making.
  • Manages relationships with key stakeholders, including senior management, external partners, and regulatory agencies.
  • Ensures compliance with all relevant laws, regulations, and industry standards, maintaining the highest level of integrity and professionalism.
  • Drives innovation and adoption of new technologies and methodologies to enhance construction processes and outcomes.
  • Leads efforts to improve safety standards and practices across all construction projects, ensuring a safe working environment for all employees and contractors.
