Senior Construction Project Manager Oxford, CT Full time Position Summary Seeking a highly experienced real-estate development and construction professional to take a leadership role in delivering mixed-use retail, commercial, and residential communities modeled after AWARD WINNING Quarry Walk in Oxford. Report directly to ownership and play a central role in leading the construction and development of our growing real estate portfolio. Client is a diversified company engaged in real estate development, construction, property management, and materials (quarry) operations. Our portfolio includes mixed-use, commercial, residential, and industrial properties, including Quarry Walk, our flagship mixed-use development in Oxford, Connecticut. Ideal candidate has successfully led complex, multi-phase developments of comparable scale, is comfortable coordinating municipalities, consultants, and contractors, and thrives in an entrepreneurial environment. This is a pivotal role within the company and a unique opportunity for the right individual to help shape a landmark development while supporting the expansion of similar walkable communities in Connecticut. This role oversees the full development lifecycle—from site support and feasibility analysis through design, permitting, construction, and project delivery working closely with ownership and senior management. The position requires strong leadership across multidisciplinary teams including architects, engineers, contractors, consultants, municipal agencies, and internal stakeholders. The Senior Director will ensure projects are delivered on schedule, within budget, and in alignment with strategic, financial, and operational objectives.

Requirements

  • Proven experience in real estate development, construction management, or related fields.
  • Proven experience leading mixed-use development projects.
  • Experience managing projects from concept through completion.
  • Strong background in entitlement, permitting, and municipal approval
  • Strong leadership and team management capabilities.
  • Excellent negotiation and contract management skills.
  • Strong financial analysis and budgeting abilities.
  • Ability to manage multiple complex projects simultaneously.
  • Excellent communication and stakeholder management skills
  • Proficient in Procore or similar applications.

Responsibilities

  • Lead the execution of mixed-use development projects from concept through completion.
  • Support site acquisition efforts through feasibility studies, due diligence, and development budgeting.
  • Evaluate project viability, development timelines, and construction costs.
  • Establish project goals, budgets, schedules, and development strategies.
  • Provide leadership across multiple concurrent development projects.
  • Oversee the selection and management of architects, engineers, planners, and development consultants.
  • Guide the conceptual design process to ensure projects meet financial, operational, and market objectives.
  • Manage the entitlement process including zoning approvals, permitting, and regulatory compliance.
  • Lead value engineering initiatives to optimize project costs without compromising design quality.
  • Review and approve design documents, construction drawings, and specifications.
  • Direct all construction activities including contractor procurement, bid evaluation, and contract negotiations.
  • Manage general contractors, construction managers, and subcontractors.
  • Monitor project schedules, budgets, and progress to ensure timely delivery.
  • Oversee change order management and cost control.
  • Conduct regular site visits and construction progress meetings.
  • Work with municipalities, planning boards, and regulatory agencies to obtain project approvals.
  • Represent the company in community meetings, public hearings, and planning sessions.
  • Coordinate with legal counsel on development agreements, contracts, and compliance matters
  • Coordinate tenant improvement construction for commercial spaces.
  • Develop and manage project budgets including pre-development, hard costs, soft costs, and contingencies.
  • Track project financial performance and manage cost forecasting.
  • Coordinate with finance and investment teams on development pro formas.
  • Provide regular financial and progress reports to executive leadership.
