The Senior Community Manager oversees, plans, and manages the day-to-day operations of properties in their portfolio. They are responsible for managing all on-site compliance activities and for the overall performance of the portfolio, which includes direct oversight of the marketing program and financial performance.

Requirements

  • 4 to 6 years of progressive management experience, including overseeing on‑site teams across multiple properties within property management, senior housing, hospitality, retail, or related service‑focused industries.
  • Strong expertise in affordable housing compliance, holding a COS (Certified Occupancy Specialist) or CPO (Certified Professional of Occupancy) certification.
  • Bachelor’s degree preferred, or equivalent combination of extensive industry experience and professional certifications.
  • A flexible, outgoing, authentic, and confident leadership style, well‑suited for guiding diverse teams across multiple senior communities.
  • Ability to thrive in an informal, collaborative, yet fast‑paced environment, adapting quickly to shifting priorities and regulatory demands.
  • Demonstrates an entrepreneurial mindset, continuously seeking new opportunities to improve operations, elevate resident satisfaction, and drive performance across multiple sites.
  • Skilled at promoting internal growth, identifying talent, and helping build and strengthen community management teams.
  • EIV (Enterprise Income Verification) proficiency, ensuring all HUD and LIHTC files across senior communities remain audit‑ready.
  • Experience with Yardi and RealPage, with the ability to support, train, and troubleshoot for site teams.
  • TCS (Tax Credit Specialist) certification for management of LIHTC properties or ability to obtain.
  • Excellent interpersonal skills with the ability to effectively communicate with a wide range of residents, staff, vendors, and stakeholders.
  • Proficient in Microsoft Office Suite, with strong administrative and reporting capabilities.
  • Proven ability to build strong relationships with team members, residents, service providers, and community partners—especially within senior populations.
  • Demonstrated success in multi‑tasking, prioritizing, and meeting tight deadlines in a multi‑property environment.
  • Proactive problem solver with the ability to identify issues in advance, investigate root causes, evaluate options, and drive team‑aligned solutions.
  • Strong time‑management and prioritization skills; consistently meets deadlines and leverages opportunities to enhance operational performance.

Responsibilities

  • Ensure adherence to laws relating to leasing, including but not limited to Departments of Housing and Urban Development (HUD), Fair Housing, Americans with Disabilities Act (ADA) and Fair Credit Reporting Act.
  • Remains compliant and knowledgeable in all aspects of the HUD 4350.3 Handbook.
  • Develops responses to regulatory agencies in coordination with the Compliance Department.
  • Implements intervention strategies with Regional Managers and Compliance Department for tenants who are non-compliant with lease/compliance requirements.
  • Prepares all site REAC reviews, EHS violations cleared, Management and Occupancy Reviews (MOR), Investor Site Reviews, Low-Income Housing Tax Credit (LIHTC) Reviews, and perform annual and interim recertification reviews.
  • Assisting tenants with requests, questions, problems, and complaints.
  • Monitors tenant and complex wide arrears and litigation cases.
  • Attend monthly arrears meeting.
  • Documents lease violations and coordinate evictions.
  • Direct collection of monthly rents and late fees, process applications and pursue delinquencies through legal action and eviction. Monitor bad-debt write-offs. Alerting staff of move ins, move outs, any emergencies.
  • Supervises, directs, and monitors the preventive, routine and emergency maintenance/repairs and is compliant with all regulations.
  • Consistently works to clear HPD (Housing Preservation and Development), ECB, DOB violations.
  • Coordinates vendor bids and contractor quotes.
  • Conducts and documents unit inspections.
  • Conduct bi-annual walk throughs with Building Superintendent.
  • Create reports for review to ensure all buildings under the PM’s responsibility are properly maintained and building needs are appropriately noted, planned for, and addressed.
  • Attend weekly construction meeting.
  • Provide and obtain updates on various ongoing construction projects/unit renovations.
  • Work with construction team on avoiding violations, inspections, necessary access.
  • Prepare monthly financial cover sheet.
  • Attending monthly financial catch-up meeting and monitoring budgets.
  • Performs other related duties as required.
