About The Position

Heitman is seeking an experienced Senior Associate or entry level Assistant Vice President to join our growing Asset Management team. Level and title will vary based on experience. The ideal candidate will be highly collaborative and bring their real estate expertise to our North American private equity team to effectively manage our assets within clients’ portfolios. This role will be impactful in building relationships with internal teams including Portfolio Management, Acquisitions, and Financial Operations & Analysis, as well as effectively partner with external stakeholders in leasing and property management.

Requirements

  • Minimum 5 years of real estate experience, with a preference for candidates at the Senior Associate and AVP level. Years of experience for these levels can vary.
  • Ability to analyze and interpret market trends, third-party reports, and competitor surveys.
  • Strong knowledge and experience with budgets and overall financial reporting, with an ability to analyze large amounts of data and obtain improvement opportunities.
  • Proficient in defining, developing, and executing asset management strategies by overseeing and managing third-party property management teams.
  • Possess knowledge of real estate investment management trends.
  • Strong interpersonal skills with an ability to collaborate with others.
  • Skilled in communicating complex issues clearly and professionally, both verbally and in writing.
  • Knowledge of construction and redevelopment terminology, with a strong understanding of standard capital real estate capital projects.
  • Experienced in the investment due diligence process with the ability to provide local market leasing assumptions and competitive insights.
  • Understanding of the various real estate valuation processes and techniques.
  • Strong financial modeling skill (ARGUS, Microsoft Excel) and proven ability to translate quantitative data to tell a story; experience with Power BI is a plus.

  • Experience in Retail or Self-Storage is a plus.

Responsibilities

  • Manage a diverse real estate portfolio focused on Retail and Self-Storage.
  • Implement asset management strategies, including income and expense forecasting, leasing plan, capital budget, value creation activity, and risk return analysis for assets.
  • Plan and organize asset objectives and resources to meet asset needs and financial objectives.
  • Evaluate performance against budgets, business plans and internal and external benchmarks.
  • Anticipate issues that impact the success of the assets.
  • Establish leasing strategies and closely monitor property management teams, and/or joint venture partners.
  • Prepare annual budgets, valuations, appraisals, and leasing plans of assets.
  • Prepare financial analysis/modeling for asset management decision-making.
  • Utilize data analytics regularly to assist in informing asset level strategy and driving performance.
  • Assess the current and projected performance of properties.
  • Partner with and oversee third parties which perform the day-to-day operations of the assets.
  • Gain expertise in assigned markets through site visits, industry analysis, and networking, collaborate with internal and external teams to adjust property strategy for market shifts.
  • Conduct regular property inspections to understand challenges, assess business plan, evaluate operational performance of third-party teams, identify improvement opportunities, and communicate findings.
  • Support acquisitions team for new investment underwriting, providing market and leasing assumptions and participating in due diligence activities, as necessary.
