Summary Reporting to the Vice President of Industrial Investments, the Senior Associate, Industrial Investments supports one off, portfolio level, and entity level investment opportunities and partners with senior deal leaders on the execution of complex industrial real estate transactions. The role is heavily focused on acquisitions underwriting, transaction execution, market analysis, and coordination across internal and external stakeholders.

Requirements

  • Bachelor’s degree in Finance, Real Estate, Economics, Accounting, or a related field.
  • 4+ years of experience in acquisitions, asset management, investment banking, principal investing, or commercial real estate.
  • Direct experience with industrial real estate investments is strongly preferred, including exposure to acquisitions and/or asset management.
  • Experience underwriting industrial transactions across acquisitions, sale leasebacks, joint ventures, or similar investment structures.
  • Strong working knowledge of commercial real estate finance, valuation methodologies, and deal structuring.
  • Advanced Excel skills with demonstrated experience building and modifying complex financial models.
  • Experience using Argus, CoStar, and related real estate market research tools.
  • Ability to analyze and interpret large datasets related to market fundamentals, leasing activity, and investment performance.

Responsibilities

  • Transaction Execution Coordinate day to day execution of potential investment transactions, including preparation of confidentiality agreements, non disclosure agreements, and letters of intent.
  • Analyze transaction structures, economics, and industrial property underwriting.
  • Evaluate real estate markets, property level performance, and transaction specific details.
  • Maintain detailed knowledge of market fundamentals including vacancy trends, market rents, and submarket dynamics.
  • Manage transaction processes and information flow between internal teams including Credit, Legal, Accounting, and Investment Committee, and external parties such as brokers, developers, investment bankers, and sellers.
  • Prepare Investment Committee materials, including underwriting summaries, financial models, and transaction overviews.
  • Present proposed transactions to the Investment Committee and provide relevant macroeconomic, capital markets, and logistics market context.
  • Business Development Source off market investment opportunities through direct outreach to tenants, sellers, and industry relationships.
  • Coordinate with brokers to source marketed acquisition opportunities.
  • Participate in in person meetings and calling efforts with senior investment leaders.
  • Build and maintain relationships with brokers, developers, sponsors, lenders, and tenants.
  • Serve as a key point of contact with leasing brokers, capital markets teams, investment sales professionals, and tenant representative groups.
  • Participate in regular broker check ins to stay current on leasing velocity, concessions, tenant demand, and capital markets sentiment.
  • Underwriting and Technical Analysis Underwrite complex industrial investment transactions across acquisitions, sale leasebacks, joint ventures, and other structures.
  • Build, maintain, and adjust detailed financial underwriting models.
  • Partner with internal teams to ensure underwriting accuracy and consistency.
  • Analyze market data including absorption, construction trends, vacancy rates, market rents, and land values to support investment assumptions.
  • Incorporate joint venture structures, capital stack considerations, and alternative deal structures into underwriting models.
  • Capital Partner and Stakeholder Support Support engagement with capital partners, co investors, lenders, and institutional limited partners.
  • Assist in discussions related to joint venture governance, approval rights, and partner alignment.
  • Prepare capital partner and LP presentations, updates, and supporting materials.
  • Asset Management and Business Plan Integration Evaluate asset level business plans, lease up strategies, capital expenditure requirements, and exit scenarios as part of underwriting.
  • Partner with Asset Management to support transition from acquisition underwriting to post closing execution.
  • Review operating performance against underwriting assumptions and incorporate insights into future investment analyses.
  • Assess value creation opportunities including renewals, mark to market potential, capital optimization, and hold or sell strategies.
