The Senior Assistant Property Manager plays a critical operational role within the property management team, supporting the Area Manager by owning day-to-day execution across leasing performance, resident relations, financial coordination, and maintenance oversight. This role is designed for an experienced property management professional capable of operating with a high degree of autonomy while serving as a key escalation point for tenants, vendors, and internal teams. Requirements

  • Minimum 3–5 years of property management experience (single-family and/or multi-family).
  • Active Illinois Real Estate License required.
  • Strong working knowledge of leasing, fair housing, maintenance coordination, and resident relations.
  • Proficiency with Microsoft Office (Excel, Outlook, Teams) and property management software.
  • High level of organization, discretion, and professional judgment.
  • Ability to manage multiple priorities with minimal supervision.

Responsibilities

  • Serve as the primary tenant facing point of contact for an assigned portfolio of single-family and multi-family properties.
  • Oversee leasing activity, vacancy readiness, and unit turnover timelines to ensure performance targets are met.
  • Conduct regular property walks and inspections; proactively identify safety or maintenance concerns.
  • Coordinate move-in and move-out processes, including inspection reviews, vendor scheduling, and quality control.
  • Review pricing, days-on-market, and leasing activity; escalate concerns and recommendations to the Area Manager.
  • Support leasing strategy execution, including marketing coordination and applicant pipeline management.
  • Monitor move-in surveys and resident feedback to identify trends impacting retention and leasing success.
  • Review invoices, maintenance costs, and recurring expenses for accuracy and policy compliance prior to Area Manager approval.
  • Track delinquencies, prepare notices, and support collection efforts in accordance with company policy and direction.
  • Manage maintenance workflows and vendor communication to ensure timely, cost-effective resolutions.
  • Coordinate unit turns and capital improvements, ensuring scope alignment and quality standards.
  • Work Order billing and review
  • Act as a primary escalation point for tenant concerns, complaints, and service issues.
  • Draft and send written communications including notices, violation letters, and follow-ups as directed.
  • Maintain consistent documentation and communication standards to support compliance.
  • Work closely with the Area Manager to provide real-time insight into portfolio feedback.
  • Collaborate with leasing, accounting, and maintenance teams to ensure alignment and execution.
  • Serve as a backup point of contact during Area Manager absences, as appropriate
