Under the supervision of the Property Manager, the Senior Assistant Property Manager is responsible for assisting in all areas defined as a part of the Property Manager job description. This is a management role that will directly and indirectly supervise individuals, building staff, operations, and coordinate the various functions. Primary responsibilities include ensuring client facilities generate a satisfactory cash flow, the property is maintained in accordance with client standards and requirements and customer satisfaction. The role involves managing building staff in the absence of the Property Manager or General Manager, handling all building correspondence, maintaining property files including leases and contracts, following up on delinquencies, processing invoices, preparing lease abstracts and monthly rent rolls, coordinating tenant move-ins and move-outs, and managing tenant requests for above-standard work. Additionally, the position oversees work order and purchase order systems, develops and maintains a comprehensive Tenant Service Package, updates office procedures, ensures Certificates of Insurance are current, processes staff hours and expenses, manages tenant bill-backs, assists with annual budgets, CAM reconciliations, monthly financial reports, and bank deposits, leads property inspections, participates in performance oversight of service contractors, and oversees tenant improvement work.
