About The Position

The Secondary Market Manager is responsible for pricing, rate lock management, extensions, relocks and pipeline adjustments in coordination with loan officers. This position monitors market trends and investor pricing to ensure competitive rates and consistent margins.

Requirements

  • Bachelor’s degree in Finance, Business, Economics, or related field (or equivalent experience).
  • Minimum 5–7 years of mortgage banking experience, including secondary marketing and operations leadership.
  • Strong understanding of investor requirements, agency programs (Fannie Mae, Freddie Mac), and mortgage compliance.
  • Proficiency in loan origination systems and pricing engines (e.g., Encompass, Optimal Blue).
  • Excellent analytical, organizational, and communication skills.
  • Ability to manage multiple priorities in a fast-paced environment.

Responsibilities

  • Develop and maintain daily mortgage pricing through pricing engines or investor rate sheets (currently using Optimal Blue).
  • Manage & execute rate locks, extensions, relocks, and pipeline adjustments in coordination with loan officers.
  • Monitor market trends and investor pricing to ensure competitive rates and consistent margins.
  • Oversee sale and delivery of closed loans to approved investors (Fannie Mae, Freddie Mac, FHLB, correspondent lenders).
  • Maintain and expand investor relationships; serve as primary contact for investor communication and issue resolution.
  • Ensure compliance with investor, agency, and regulatory requirements for all sold loans.
  • Track and analyze loan sale performance, gain-on-sale results, and delivery timelines; provide reporting to management.
  • Provide guidance and training to loan officers on pricing, rate lock, and delivery procedures.
  • Maintain up-to-date knowledge of federal and state mortgage regulations (e.g., TRID, RESPA, HMDA).
  • Partner with Finance and Accounting for required reporting.
  • Participate in strategic planning for mortgage banking activities.
  • Foster a culture of service excellence for both internal and external customers.
  • Support community outreach and affordable housing initiatives aligned with the bank’s mission.
  • Serve as a resource for complex loan scenarios and escalated issues.
  • Attend regularly scheduled coaching and counseling sessions held by supervisor to achieve the outcome of improved communication, action plan development, positive feedback and performance improvement.
  • Abide by the current laws and organizational policies and procedures designed and implemented to promote an environment that is free of sexual harassment and other forms of illegal discriminatory behavior in the work place; support risk management practices and overall safety and soundness and the Bank’s compliance with all regulatory requirements. Perform tasks that are supportive in nature to the essential functions of the job which may be altered or redesigned depending on individual circumstances.
