About The Position

Sales & Outreach Specialist - New Home Construction Are you a natural hunter who'd rather make 50 calls than wait for the phone to ring? IRBY Group's new home construction division is launching our Build On Your Lot program -- affordable new construction homes built on land our customers already own, starting under $200,000. We need a driven, self-starting salesperson to build this program from the ground up through cold outreach, relationship building, and hustle. This is not an order-taking job. There is no existing pipeline. You will create it. If that excites you rather than scares you, keep reading. Compensation: OTE: $100,000+, consisting of $40,000 - $50,000 base salary DOE + commission per signed construction contract. At full production, total comp is $100,000+. Requirements

  • 2+ years of sales experience with cold outreach -- you've picked up the phone and generated the business, not just worked inbound leads
  • Comfortable talking to strangers in person, on the phone, and on social media
  • Live in or near Mobile or Baldwin County, AL -- you'll be driving to lots daily
  • Reliable vehicle and valid driver's license
  • Self-starter who thrives with autonomy -- you'll report directly to the CEO but manage your own day

Nice To Haves

  • Real estate, construction, or home services sales background preferred
  • Active social media presence and comfort creating simple content (photos, short posts) preferred

Responsibilities

  • Build the sales pipeline from scratch through cold outreach to vacant lot owners across Mobile & Baldwin County (we provide data, phone numbers, and automated outreach tools)
  • Develop referral relationships with real estate agents, mortgage lenders, and land sellers -- become the person they call when their client owns a lot and wants to build
  • Attend local REALTOR meetings, networking events, and community functions to spread the word
  • Post 3-5x per week on social media showcasing our home models, job site progress, and "Build On Your Lot" value proposition
  • Respond to all inbound inquiries within 1 hour (website, phone, social media)
  • Conduct site visits to evaluate lots with prospective customers
  • Walk customers through our model lineup, existing spec home inventory, pricing, and construction timeline
  • Coordinate with our construction team on lot feasibility and with lenders on buyer qualification
  • Get construction agreements signed and deposits collected
  • Identify potential lot purchase opportunities for our company while you're in the field, contacting landowners (we primarily build on spec right now and are always acquiring lots)
  • Track all activity and pipeline in our systems -- we are a technology-driven builder and track everything
