About The Position

Woodspear Properties is seeking a Roving Maintenance Technician to support maintenance operations across our Colorado portfolio. This is a working technician role is responsible for coordinating and actively participating in interior and exterior maintenance, helping ensure service standards, turn times, curb appeal, preventative maintenance, and resident satisfaction goals are consistently met.

Requirements

  • 5+ years of Maintenance Supervisor experience
  • HVAC Certification (Required)
  • CPO Certification (Required)
  • Strong leadership background with proven results supervising or directing maintenance teams
  • Skilled across maintenance disciplines: carpentry, plumbing, painting, electrical, HVAC, masonry, drywall, fencing, concrete, and appliance repairs
  • Strong customer service skills; professional appearance and ability to communicate effectively with residents and prospects
  • Computer proficiency required: Microsoft Word, Excel, Outlook, Internet, and Yardi
  • Knowledge of applicable federal/state/local laws, codes, and regulations for building/grounds maintenance
  • Strong tool/equipment knowledge and safe work practices
  • Proactive problem-solver with strategic thinking and organization skills
  • Regularly required to stand, walk, talk/hear, use hands/fingers, operate tools/equipment, and reach with arms/hands
  • Ability to lift and/or move up to 50 pounds (with reasonable accommodations as applicable)

Responsibilities

  • Interior Painting
  • Establish and execute a process to paint a minimum of six (6) vacant units per week
  • Coordinate and assist site maintenance teams with prep and finish work
  • Implement routine touch-up and painting procedures for interior common areas (hallways, clubhouse, models)
  • Resident Move-Outs
  • Walk vacated units within 24 hours of move-out to assess damages
  • Submit damage cost documentation to the Property Manager within 23 days
  • Maintenance Repairs & Work Orders
  • Retrieve and complete work orders to meet Woodspears 24-hour service guarantee
  • Perform and/or delegate repairs including drywall, wallpaper replacement, screen repair, minor cabinet/door/drawer repairs
  • Assist with coordinating maintenance projects as needed
  • Preventative Maintenance
  • Develop and oversee preventative maintenance programs including: HVAC filter replacement
  • Exercise/tanning equipment upkeep
  • Concrete walks, wrought iron fencing, stairwells, and exterior components
  • Ensure compliance with Woodspears Preventative Maintenance Program and supply ordering
  • Maintenance Areas & Inventory
  • Maintain clean, safe, and code-compliant maintenance areas (shops, mechanical rooms, pump house, storage, carts/gators)
  • Maintain adequate parts and supply inventory within budget
  • Support account coding and budget tracking related to maintenance
  • Conduct random inventory/tool inspections twice per month and report concerns
  • Plumbing Projects
  • Diagnose and repair common apartment plumbing issues, including:
  • Leaks (supply/drain lines, faucets, valves)
  • Toilet clogs/runs and rebuilds
  • Garbage disposal replacements
  • Drain clogs/slow drains
  • Fixture repairs/replacements (tubs/showers/sinks)
  • Perform basic water heater troubleshooting/maintenance and coordinate replacements as needed
  • Conduct preventative plumbing checks during turns and routine inspections
  • Coordinate with vendors for advanced plumbing repairs
  • Respond promptly to plumbing emergencies as part of on-call rotation (flooding, major leaks, hot water loss)
  • Portfolio & Leadership Support
  • Help ensure site teams comply with Woodspear policies (professionalism, dress code, schedules)
  • Assist with training, coaching, and performance support for maintenance teams
  • Support annual evaluations and team development efforts
  • Walk properties on a schedule to identify immediate and long-term repairs and safety risks
  • Help coordinate capital improvement projects as needed
  • Maintain compliance (permits, SDS documentation, OSHA, safety manuals, contracts)
  • Assist with vendor management, pricing, service agreements, and contract support
  • Review monthly financial reporting related to maintenance and support variance explanations
  • Maintenance Emergencies
  • Help supervise and respond to maintenance emergencies to ensure resident and property safety (flooding, ice hazards, freeze-ups, leaks, fire/life safety issues)
