About The Position

ROOFING & WATERPROOFING PROJECT MANAGER Weitzman is the most respected provider of retail real estate services in Texas. Our team provides a full range of services including general brokerage, property management, asset management and development services. We operate exclusively in Texas major markets: Dallas-Fort Worth, Austin, Houston and San Antonio. Weitzman is recruiting an experienced Roofing & Waterproofing Project Manager for our Dallas office located in the Uptown area. This position works alongside a team of retail and office construction Project Managers as the subject matter expert in the inspection, maintenance, and repair of roof systems and general waterproofing of facades.

Requirements

  • 15 years of building envelope/roofing experience
  • Comfortable working in an office environment
  • Proficient in MS Office Suite
  • General knowledge of basic mechanical systems
  • Understanding of materials, methods, practices and equipment used in exterior building maintenance and general construction activities
  • Expertise in occupational hazards and workplace safety practices and precautions in accordance with applicable Local, State and Federal Laws and Regulations
  • Excellent written and verbal communication skills with staff, vendors, and tenants
  • Strong analytic skills to assess situations and adopt appropriate courses of action
  • Ability to multi-task and meet deadlines
  • Must be able to walk, sit, stand, reach, bend, lift 40 pounds, use an extension ladder within OSHA guidelines and operate an aerial lift truck

Responsibilities

  • Day-to-day inspections of various roofs within a portfolio of retail strip shopping centers; including monitoring roof and faade conditions, inspecting roof work performed by tenant contractors, identifying and documenting deficiencies for future repairs/replacements, and developing a 5-year repair and maintenance plan.
  • General oversight of roof top mechanical equipment installation and maintenance through identification, documentation, and notification of non-compliant equipment.
  • Assist in the selection of contract maintenance services, vendor negotiations of service agreements, and day-to-day monitoring of vendor performance to ensure full compliance with standards established within the service agreement.
  • Assist with major roof repairs and replacements including but not limited to scope of work, vendor selection, bid requests and negotiations, contract execution, scheduling, project oversight and close out.
  • Interact with other departments to ensure compliance with established company facility standards.
  • Assist with new facility standards as required.
  • Investigate tenant complaints related to water intrusion by monitoring and troubleshooting, providing recommended action plans, coordinating and overseeing repairs, reviewing and approving work and invoices as needed.
