SUMMARY OF POSITION: The Revenue Analyst is responsible for leading and optimizing rental pricing strategies across the portfolio, leveraging advanced expertise in Rentana Revenue Management to drive revenue growth while aligning with business plans and budgets. This role combines analytical rigor with leadership capabilities, overseeing pricing decisions, guiding a future Pricing Analyst team, and ensuring alignment with market conditions. The Revenue Analyst interprets KPIs, market surveys, and financial performance data to make informed adjustments to pricing strategies and system settings. They serve as a trusted advisor to site teams, building understanding and buy-in for pricing decisions through clear communication and training. This position requires a blend of technical acumen, problem-solving skills, and the ability to lead in a fast-paced, multi-site environment. The position is a hybrid role based in the Corporate Chicago office

Requirements

  • Visualizes the bigger picture, delegates as necessary, but also dives in when warranted.
  • Clearly presents and articulates information in diverse settings, including to executives and investors, as well as various ownership groups in 3rd party property management assignments.
  • Quickly adapts and remains organized in a high-paced and fluid environment.
  • Must be able to quickly identify operational bottlenecks and devise effective solutions to overcome them, ensuring that the revenue engine runs smoothly and efficiently.
  • Moderate to advanced expertise in Excel.
  • Ability to travel up to 20%.
  • Bachelor’s degree in business, accounting, finance, economics, or related field preferred.
  • Minimum 1-2 years of experience with a Revenue Management software (e.g. AIRM, LRO, Yieldstar, REBA Rent or Rentana) and Revenue Management Certified, or 5+ years of experience in multi-family operations while utilizing revenue management on site.
  • Experience overseeing, managing and/or training team members.

Nice To Haves

  • Preferred experience pricing value-add properties undergoing significant unit renovation programs.

Responsibilities

  • Navigate and update Rentana’s settings at both the company and property levels as needed.
  • Analyze and clearly articulate pricing decisions using charts, reports, and supporting data.
  • Interpret market surveys, including net effective rent comparisons, to inform pricing strategies.
  • Review and interpret KPIs in UDP Business Intelligence, particularly in comparison to submarket performance.
  • Identify and implement necessary Rentana setting adjustments in response to unusual or inconsistent pricing suggestions, especially when deviating from business plan or budget targets.
  • Analyze the rental income portion of financial statements and integrate findings into pricing strategies.
  • Troubleshoot and resolve technical issues, data entry errors, or escalations from site teams.
  • Lead and train Pricing Analyst team members on best practices for reviewing daily rates, interpreting reports, and generating renewals.
  • Prepare and host pricing calls with site teams and asset management representatives.
  • Train new site team members on Rentana best practices and pricing call report generation.
  • Assist with onboarding newly acquired or transitioned assets by validating data feeds, auditing unit attributes and amenities, analyzing amenities/base rent adjustments and supporting revenue management system configuration.
  • Serve as the primary revenue management contact during property dispositions, coordinating with buyers and internal stakeholders to provide requested reporting, including base rent adjustments, amenity configurations, renewal offers, and other revenue management data.
