About The Position

The Retail Construction Project Manager at Macerich is responsible for overseeing tenant improvement construction projects across multiple properties. The position requires collaboration with tenants, contractors, and internal teams to manage the design and construction processes effectively.

Requirements

  • Bachelor's Degree in Design, Architecture, Construction Management, or related field.
  • Minimum 3 years' experience as a tenant coordinator in the retail shopping center industry or equivalent experience in design or construction.
  • Ability to read and comprehend construction and legal documents.
  • Architectural background and a sense of style and design are necessary.
  • Construction background is helpful.
  • Willingness to travel between local properties and some out of state.
  • Experience working on AutoCAD preferred, but not required.

Responsibilities

  • Oversee the review and approval of tenant store designs and plans.
  • Enforce Tenant Coordination processes, procedures, and standards for management, quality, and efficiency.
  • Review tenant's lease construction exhibits.
  • Support Leasing to develop relationships necessary for handling tenant needs related to planning, budget, design, and construction.
  • Collaborate with AVPs and Sr. Managers in other departments to accomplish development projects.
  • Understand, enforce, and update company technical specifications.
  • Establish conceptual budgets for tenants where landlord work is involved.
  • Monitor and maintain approved tenant criteria.
  • Mentor with the AVP on development projects.
  • Maintain a comprehensive project tenant schedule.
  • Manage consultants for tenant construction projects.
  • Direct and manage the tenant plan check and permit process.
  • Issue Requests for Proposals (RFPs) to qualified general contractors for tenant construction projects.
  • Engage general contractors and other prime contractors/vendors for tenant construction projects up to $500k.
  • Manage all tenant contractors on the project.
  • Coordinate tenant preconstruction and construction meetings.
  • Manage the project general contractor through completion and closeout.
  • Coordinate tenant schedules and design with Development, Design, and Construction teams.
  • Oversee tenant construction owner, architect, contractor (OAC) meetings.
  • Close out tenant construction projects by providing necessary documentation to Legal.
  • Work closely with Property Management, Operations, and Leasing to facilitate timely construction projects.
  • Provide daily project status updates in O2C.
