Requirements

  • 5+ years of hands-on experience in residential warranty, punch list, finish carpentry, or related home construction services (preferred)
  • Strong knowledge of residential building practices, codes, and quality standards
  • Proven basic-to-intermediate skills in carpentry, drywall, painting, and minor finish repairs
  • Excellent communication skills—able to interact professionally with homeowners, coworkers, subcontractors, and vendors
  • Clean driving record and valid driver's license (required)
  • Physically able to lift moderate weights, climb ladders, and work in various home environments
  • Reliable, detail-oriented, and committed to a consistent 40+ hour/week schedule
  • Willingness to cover a large service territory (travel ~25%)
  • High school diploma or equivalent (preferred)

Nice To Haves

  • 2+ years in home maintenance or warranty service
  • Experience managing punch lists or homeowner walkthroughs in new construction
  • Familiarity with digital reporting tools or tablets for field documentation

Responsibilities

  • Complete final punch list items on new homes under construction, working closely with supervisors to ensure timely, high-quality delivery
  • Perform warranty repairs and touch-ups (typically within the first year post-closing)
  • Execute skilled trades work, including carpentry, drywall repairs/patching, painting touch-ups, door/window adjustments, floor squeak fixes, and minor finish details
  • Schedule and coordinate subcontractors/trades as needed
  • Conduct professional walkthroughs with homeowners, clearly communicate work performed, and secure signed completion approvals
  • Maintain detailed daily service reports and documentation
  • Deliver outstanding customer service with a positive, solution-oriented attitude
