About The Position

The Residential Property Inspector (1099 Contractor) is responsible for evaluating residential properties to identify repair needs and develop accurate repair scopes and cost estimates prior to acquisition. This role focuses on front-end property analysis. Inspectors assess property condition, estimate repair costs, and provide clear input that supports acquisition decisions and project budgeting. This is an independent contractor role. Inspectors manage their own schedules while completing assigned inspections based on company demand and are expected to operate within company systems and estimating standards.

Requirements

  • Experience in residential construction, property inspection, or related field work
  • Working knowledge of building systems, materials, and repair methods
  • Ability to assess property conditions and identify structural or safety concerns
  • Strong documentation skills and willingness to learn company reporting systems
  • Ability to communicate findings clearly and professionally
  • Organized and capable of managing multiple inspections independently
  • Comfortable working in varied field environments and conditions
  • Reliable transportation, valid driver’s license, and insurance
  • Ability to lift up to 50 lbs
  • Ability to climb ladders and access roofs
  • Comfortable working in attics, crawl spaces, and confined environments
  • Ability to work in varying weather conditions (heat, cold, rain)

Responsibilities

  • Evaluate residential properties to identify required repairs and overall renovation scope
  • Develop detailed repair scopes and accurate cost estimates using company pricing templates
  • Generate property floor plans using MagicPlan as part of the inspection process
  • Assess major systems (roof, HVAC, plumbing, electrical, structural) to identify risk and budget impact
  • Identify cost risks, scope gaps, or unknowns that could impact deal profitability
  • Document scope, estimates, and supporting details in company systems with accuracy
  • Provide clear input to the acquisitions team to support deal underwriting and margin decisions
  • Complete inspections and deliver scopes and estimates within defined timelines to support acquisition speed
