About The Position

Open Management is hiring for a full-time Residential Maintenance Technician Member at our manufactured housing community in Jackson, MI. As a Residential Maintenance Technician Member, you’ll be responsible for keeping our community properties safe, functional, and looking their best. You’ll handle a variety of maintenance requests and repairs. Daily tasks may include installing appliances, maintaining lawns, repairing flooring or drywall, and ensuring all work areas are clean and safe. This role is ideal for someone reliable, hands-on, and skilled in using tools to complete a wide range of maintenance projects.

Requirements

  • Experience in residential or mobile home maintenance
  • Proficient in basic carpentry, plumbing, electrical, and painting
  • Ability to work independently and complete tasks efficiently
  • Strong ability to follow instructions and directions, including following safety protocol
  • Understand, read, write and speak English in order to follow basic instructions, take direction from supervisors, respond to routine questions and communicate effectively with clients, visitors, and organization staff
  • As part of the job responsibilities, this position requires the willingness and ability to conduct local travel as needed. This may involve running errands related to business operations and fulfilling various tasks that contribute to the smooth functioning of the park and tenant’s needs. The extent and frequency of travel will depend on the specific demands of the job and may vary over time.
  • This position requires the successful completion of a criminal background check prior to employment.

Responsibilities

  • Unit Turns and Rehabs
  • Respond to tenants' maintenance requests
  • Complete property maintenance requirements including, but are not limited to cleaning, painting, interior/exterior maintenance, lawn maintenance, debris removal, plumbing, electrical work, smoke detector maintenance, repair or replacement of lights, roof repairs, heating/air systems maintenance, appliance repairs, etc.
  • May include: Transport, install and connect stoves, refrigerators, dishwashers, and other electrical and gas appliances.
  • Load and unload trucks and other conveyances; move supplies and materials to the proper location by wheelbarrows or hand trucks; stack materials for storage or binning; collect refuse and salvageable materials.
  • Transport equipment, furnishings, and appliances to job sites.
  • Repair and fabricate window and door screens and frames.
  • Dig, fill, and tamp earth excavations; level grounds using a pick, shovel, tamper, and rake; shovel concrete; clean culverts and ditches; cut tree and brush; operate power tools and lawn mowers.
  • Remove floor tile, sheet vinyl, ceramic floor tile, and plywood.
  • Remove damaged drywall.
  • Operate power blowers or use brooms to clean rooftops, sidewalks, and driveways of leaves and debris.
  • Ensure work-site clean-up.
  • Prepare units for new occupancy by performing cleaning, painting, flooring, fixture replacement, and basic remodeling.
  • Execute mild to moderate rehab tasks including drywall repair, cabinet/countertop replacement, and trim work.
