About the Position: Open Date: March 30, 2026 Closing Date: Until filled (Application screenings will begin after April 6, 2026) Who May Apply: OPEN (Must be eligible to work in the U.S.) POSITION TITLE: Residential Maintenance Technician W-H Class: Non-Exempt Hrs/Wk: 40 hrs. (NTE 9 months/Seasonal) REPORTS TO: Senior Maintenance Managers DEPARTMENT: Maintenance JOB SUMMARY: The Residential Maintenance Technician is responsible for performing routine maintenance and repairs for the Authority’s properties and grounds. This position reports to the Maintenance Manager or Lead Maintenance Technician and is responsible for ensuring that all properties are well-maintained and comply with health and safety standards.

Requirements

  • High School Diploma or equivalent (G.E.D.).
  • At least one year of facilities maintenance, construction, or repair experience in a residential or commercial setting. (Two years preferred)
  • Knowledge of basic maintenance techniques and tools.
  • Ability to work independently and as part of a team.
  • Basic understanding of building systems, codes, and regulations.
  • Accountability: The ability to take responsibility for one's actions, follow through on commitments, and maintain high ethical standards.
  • Customer Service: Ability to display positive attitudes and behavior. The ability to communicate effectively with residents, listen to their concerns, and provide prompt and courteous service.
  • Teamwork: The ability to work collaboratively with other maintenance technicians, property managers, and contractors to achieve common goals.
  • Oral & Written Communication – Able to convey clear information through a variety of media. Writes in a clear, concise, organized, and convincing manner for the intended audience.
  • Safety awareness: The ability to follow safety protocols, use personal protective equipment, and maintain a safe work environment.
  • Flexibility: Is open to change and new information; rapidly adapts to new information, changing conditions, or unexpected obstacles.
  • Technical expertise: The ability to perform a wide variety of maintenance and repair tasks, such as electrical, plumbing, carpentry, and HVAC, using appropriate tools and techniques.
  • Appliance repair: Ability to repair and maintain a variety of appliances, such as stoves, refrigerators, and washing machines.
  • Groundskeeping: Ability to perform basic landscaping duties, such as mowing, weeding, pruning, and snow removal.
  • Dexterity: Safely exercise skill and work methods to use maintenance tools and equipment, lift and move heavy objects while exerting physical energy.
  • Attention to Detail: The ability to notice small details and identify potential issues before they become bigger problems. Groundskeeping: Ability to perform basic landscaping duties, such as mowing, weeding, pruning, and snow removal.
  • Physical ability to perform all the duties of the position description, with or without reasonable accommodation.
  • Basic computer skills, including email, internet, and word processing.
  • Knowledge of local building and safety codes.
  • Understanding of energy conservation and efficient use of resources.
  • Knowledge of basic math skills for measuring and calculating dimensions.
  • Knowledge of inventory management and procurement processes.
  • Ability to prioritize and manage multiple tasks and projects simultaneously.
  • Effective communication skills, including active listening, clear and concise verbal, and written communication.
  • Ability to diagnose and repair a variety of maintenance issues in a timely manner, including electrical, plumbing, HVAC, and carpentry repairs.
  • Ability to maintain accurate and detailed records and reports related to work orders and maintenance activities.
  • Mindfulness and ability to perform work accurately and efficiently.
  • Ability to work in a fast-paced and constantly changing environment.
  • Flexibility and adaptability to manage unexpected situations and changes in work priorities.
  • Knowledge of fair housing laws and local and state regulations.
  • Ability to be insured under the Authority’s vehicle policy and fidelity bond.

Responsibilities

  • Practice and ensure safety regulations are followed.
  • Adhere to personnel, administrative, and maintenance policies and procedures.
  • Maintain a valid driver's license and a clean work vehicle.
  • Perform routine and emergency maintenance and repairs for residential properties.
  • Respond to resident service requests promptly.
  • Perform preventive maintenance tasks and keep accurate records.
  • Communicate with residents, staff, and contractors to ensure efficient maintenance services.
  • Collaborate with other technicians, contractors, and vendors to complete maintenance projects.
  • Keep public areas and grounds clean and well-maintained.
  • Perform groundskeeping tasks such as trimming, mowing, and planting.
  • Check, assess, and mitigate unfavorable conditions of furnaces and furnace rooms, and make repairs as needed for satisfactory conditions.
  • Attend and participate in training programs and meetings as required.
  • Inspect, troubleshoot, and repair various mechanical equipment and systems.
  • Use a wide range of hand tools and equipment.
  • Contribute to team efforts by completing related tasks as needed.
