About The Position

The Portfolio Leasing Manager at Second Avenue is a key role focused on managing and optimizing the performance of a portfolio of single-family rental properties. This position requires a seasoned property management professional with a strong background in leasing, resident services, and compliance with relevant laws and company policies. The role involves overseeing leasing activities, managing local employees and vendors, and ensuring a positive customer service experience while maintaining budgeted occupancy and rental rates.

Requirements

  • Active real estate license in the state of employment.
  • Current driver's license and automobile insurance.
  • Strong closing history in sales/leasing.
  • Proficiency in Microsoft Office applications, especially Excel.
  • Knowledge of State Landlord Tenant Laws and federal fair housing laws.
  • Ability to use property operating/accounting software, with Propertyware experience preferred.
  • Excellent customer service and interpersonal skills.
  • Strong verbal and written communication skills.
  • Strong organizational and time-management skills.
  • Ability to read and comprehend financial statements and budgets.
  • Ability to make quick and effective decisions and resolve issues.
  • Ability to negotiate and influence effectively.
  • Flexibility to adapt to changing business needs and processes.
  • Ability to set, manage, and meet goals and deadlines.

Nice To Haves

  • Associates Degree or higher preferred.
  • Experience with accounting and management software platforms.

Responsibilities

  • Manage high volume leasing activities, requiring strong organizational skills and flexibility to work evenings and weekends as needed.
  • Price rents on newly acquired properties and proposed acquisitions during the due diligence period, utilizing MLS and market awareness.
  • Prequalify prospects through application review and screening, and execute leases for new and renewing residents.
  • Facilitate resident inquiries and issues, directing them to the appropriate support areas within the organization.
  • Effectively manage local employees and vendors to ensure operational efficiency.
  • Communicate with supervisors and property owners regarding the overall function of rental properties.
  • Process resident applications and execute new and renewal leases.
  • Coordinate move-outs and process closing statements.
  • Perform rental property inspections to ensure positive visual appeal and safety of property conditions.
  • Deliver excellent customer service during all interactions with clients, associates, and residents.
  • Ensure compliance with company standards, health and safety regulations, and applicable laws.
  • Maintain budgeted occupancy levels and rental property goals.
  • Assist in underwriting proforma rent levels for new acquisitions and oversee maintenance operations.
  • Coordinate acquisition and renovation activities as needed.
