About the position

WSH Management is currently recruiting for a Resident Manager for a 78-unit, affordable apartment community located in Reseda, CA. This candidate will report to Regional Property Manager. The manager will oversee 2 team members (1 Maintenance Tech and a Social Service Coordinator). The manager will be responsible for collecting/processing rent, delegating tasks to team members, work order entry/closing, move-in and move-out duties, retrieving and process payables on time, maintain resident files organized, interviewing applicants from a waiting list, working with maintenance on unit turns, assist residents with recertification process, training new staff and above all cultivating a positive team environment. This position will be required to live on-site in a one-bedroom apartment.

Responsibilities

  • Oversee day to day management of all property operations including weekly and monthly reports.
  • Implement community policies consistently.
  • Manage accounts receivable and payable.
  • Prepare the annual budget.
  • Understand financial goals and operate asset in owners' best interest.
  • Address resident concerns and requests in a timely manner.
  • Ensure efficiency of staff through leadership and ongoing training.
  • Maintain community appearance and ensure repairs are completed timely.
  • Maximize property occupancy and minimize lost rent.

Requirements

  • Affordable Housing experience.
  • Minimum of 2 years on-site as a Resident Manager or 3 years supervisory experience in a customer service-related business.
  • Consideration for 2 years as an Assistant Manager to a large 100+ community.
  • Property Management (or similar) software experience.
  • Supervisory experience.
  • High School Diploma required; college degree preferred.
  • Strong attention to detail and sales ability.
  • Competence in personal computer skills, including Microsoft Office Suite/Office 365.
  • Valid driver's license and current auto insurance.
  • Ability to pass a background and drug screening.
