About the position
WSH Management is currently recruiting for a Resident Manager for a 78-unit, affordable apartment community located in Reseda, CA. This candidate will report to Regional Property Manager. The manager will oversee 2 team members (1 Maintenance Tech and a Social Service Coordinator). The manager will be responsible for collecting/processing rent, delegating tasks to team members, work order entry/closing, move-in and move-out duties, retrieving and process payables on time, maintain resident files organized, interviewing applicants from a waiting list, working with maintenance on unit turns, assist residents with recertification process, training new staff and above all cultivating a positive team environment. This position will be required to live on-site in a one-bedroom apartment.
Responsibilities
- Oversee day to day management of all property operations including weekly and monthly reports.
- Implement community policies consistently.
- Manage accounts receivable and payable.
- Prepare the annual budget.
- Understand financial goals and operate asset in owners' best interest.
- Address resident concerns and requests in a timely manner.
- Ensure efficiency of staff through leadership and ongoing training.
- Maintain community appearance and ensure repairs are completed timely.
- Maximize property occupancy and minimize lost rent.
Requirements
- Affordable Housing experience.
- Minimum of 2 years on-site as a Resident Manager or 3 years supervisory experience in a customer service-related business.
- Consideration for 2 years as an Assistant Manager to a large 100+ community.
- Property Management (or similar) software experience.
- Supervisory experience.
- High School Diploma required; college degree preferred.
- Strong attention to detail and sales ability.
- Competence in personal computer skills, including Microsoft Office Suite/Office 365.
- Valid driver's license and current auto insurance.
- Ability to pass a background and drug screening.
