About The Position

This role will oversee management of building operations, maintenance, and resident relations. Qualified candidates will have a minimum of 5 years previous experience as a Resident Manager/Superintendent in a residential environment. Experience utilizing BuildingLink is required.

Requirements

  • Minimum of 5 years Resident Manager experience
  • Experience using BuildingLink, Microsoft Office programs
  • Exceptional organizational, interpersonal, communication and problem-solving/conflict resolution skills
  • Financial acumen to forecast and budget for building and labor related expenses
  • Ability to prioritize and work in a fast-paced, multi-faceted environment
  • Extreme attention to detail and follow-up tasks
  • Strong leadership with a proactive approach to problem solving, required.
  • Customer Service oriented with the ability to keep calm in stressful situations.
  • Must be able to respond quickly to Emergencies.

Responsibilities

  • Supervise building staff members including, assigning work, coaching and developing staff, hiring and disciplinary actions.
  • Diagnose and repair problems in such areas as HVAC, electrical, plumbing, major appliances, carpentry, emergency systems, flooring, hardware accessories, masonry, painting, water features, and waste management systems.
  • Collaborate with property management and fellow maintenance team members to coordinate repairs, maintenance schedules and unit turns.
  • Conduct regular inspections to identify potential safety hazards and promptly address them.
  • Ensure compliance with safety regulations and report any concerns to the Property Manager.
  • Manage apartment turnovers, ensuring units are impeccably clean, mechanically sound, and freshly painted before new residents move in.
  • Coordinate with vendors and contractors for third-party services.
  • Inspect property mechanical systems and grounds by utilizing inspection software; immediately address safety issues with management.
  • Work with the Property Manager and Facilities team on various reports, such as incidents and management reports.
  • Participate in preparing annual budgets and managing controllable expenses.
  • Provide excellent customer service to residents, addressing their maintenance needs with a friendly and approachable attitude.
  • Be a responsive and reliable point of contact for all maintenance inquiries.
  • Assist in the preparation of staff work and preventive maintenance schedules, daily rounds, as well as maintaining an inventory of supplies and tools sufficient for providing the appropriate level of service.
  • Apply company service standards to enhance resident satisfaction and loyalty.
