The Resident Maintenance Manager (RMM) is responsible for all occupied maintenance operations and related expense management within a district. This position directly supervises Field Maintenance Technicians and Resident Maintenance. The RMM leads the end-to-end occupied maintenance process—from maintenance request intake and assessment through assignment, vendor scheduling, and resolution— to ensure timely, efficient, and high-quality service. Key responsibilities include driving resident satisfaction, meeting occupied maintenance operational KPIs, leveraging data and reporting to drive operational decision-making, and owning the financial performance of assets, to ensure maintenance work meets company standards for cost, efficiency, quality and timeliness.

Requirements

  • High school diploma or GED required. Bachelor’s degree or technical certification is preferred.
  • Minimum five (5) years of progressive operations or multi-unit leadership experience required with hands‑on experience with basic hand tools and power tools.
  • Scheduling, dispatching, or resource allocation experience strongly preferred
  • Valid driver’s license required.
  • Strong understanding of property maintenance or property management.
  • Working knowledge of residential maintenance operations, including general familiarity with maintenance tools and equipment.
  • Comfortable working with data, reports, and basic financial information such as P&L statements.
  • Proficiency in Microsoft Office (Word, Excel, Outlook) required.
  • Working knowledge of OSHA safety standards preferred.
  • Strong leadership, communication, and problem‑solving skills.
  • Lift/carry: 50 pounds to waist height, 50 pounds to shoulder height, 20 pounds above the head.

Responsibilities

  • Lead and support a district maintenance team, including hiring, onboarding, training, and ongoing coaching.
  • Oversee daily occupied maintenance operations, including issue intake, work assignment, vendor coordination, and timely completion.
  • Monitor operational KPIs, resource usage, and asset financials to support efficient and cost‑effective performance.
  • Ensure company systems, procedures, and maintenance standards are followed consistently.
  • Communicate goals, expectations, and metrics to guide team performance and service quality.
  • Support quality control efforts through work reviews, training, and adherence to maintenance standards.
  • Assist with escalations and help resolve maintenance issues promptly.
  • Collaborate with vendor partners and internal teams to support compliance, scheduling, and operational needs.
  • Lead routine meetings to address seasonal trends and business needs.
  • Conduct field‑based training, ride‑alongs, inventory checks, and storage room inspections.
