About The Position

Eagle Rock Properties is a vertically integrated, value-add multifamily investment and asset management firm with a portfolio spanning 8 states across the Northeast and Mid-Atlantic. We acquire, reposition, and actively manage apartment communities where operational excellence and local market intelligence drive returns. Our team is lean, analytically rigorous, and moves quickly. We are seeking a Research & Due Diligence Analyst to support the acquisitions and asset management teams across the full investment lifecycle — from market underwriting through closing diligence and additional research projects. This is a high-impact, detail-intensive role for someone who thrives on precision, can manage multiple workstreams simultaneously, and understands that the quality of the data that goes in determines the quality of the decisions that come out. The role is organized around three core functions. Candidates do not need to have prior experience across all three areas — what matters most is a strong foundation in at least one, a detail-oriented mindset and strong work ethic, and the analytical rigor to grow quickly.

Requirements

  • 1–2 years of experience in multifamily real estate — acquisitions, asset management, brokerage, or a related research or analytical role
  • Strong financial acumen; comfortable working with rent rolls, operating statements, and basic underwriting
  • Exceptional attention to detail — you catch things others miss and maintain standards under deadline pressure
  • Proficiency in Excel; experience with CoStar, Yardi, or comparable platforms a plus
  • Clear, concise written and verbal communication; able to synthesize research into crisp summaries for senior stakeholders
  • Organized, proactive, and capable of managing multiple active workstreams without dropping detail
  • Bachelor’s degree in real estate, finance, economics, or a related field is preferred

Nice To Haves

  • Prior experience in multifamily transactions, acquisitions, or asset management.
  • Candidates with hands-on exposure to deal underwriting, rent roll analysis, or property-level due diligence will be prioritized.

Responsibilities

  • Supports the deal team in moving transactions from initial screening through close, ensuring materials are accurate, organized, and investor-ready.
  • Assist in the preparation of investment memorandums, executive summaries, and IC presentation materials
  • Review and abstract rent rolls, T-12 operating statements, leases, and expense schedules; flag inconsistencies and variances against underwriting assumptions
  • Maintain organized, version-controlled due diligence files across active transactions
  • Assist with post-closing data room handoffs and transition documentation
  • Owns the coordination and execution of property-level diligence, ensuring all open items are tracked, escalated, and resolved prior to closing.
  • Organize and track due diligence checklists; coordinate document collection from sellers, brokers, and third parties
  • Communicate due diligence status to all parties (internal and external)
  • Support coordination of third-party reports (PCAs, ESAs, appraisals, title) and track delivery timelines against closing schedules
  • Prepare diligence status reports and escalate open items to deal leads in a timely manner
  • Cross-reference property records, municipal data, code requirements, and regulatory databases (rent stabilization registries, zoning, code violations) to identify exposure pre-closing
  • Provides ongoing market intelligence and ad hoc analytical support to inform investment thesis, underwriting assumptions, and portfolio strategy.
  • Monitor and synthesize broker market reports, CoStar data, Census updates, and regulatory changes affecting investment thesis across the Northeast/Mid-Atlantic
  • Produce recurring market intelligence summaries and ad hoc research briefs for the investment team and senior leadership
  • Conduct forward-looking research to support pipeline development, including tracking market trends, demographic and employment shifts, and key personnel movements among owners, operators, and brokers active in target markets
