This exciting opportunity is responsible for providing reliability engineering support for operations and maintenance of buildings, infrastructure, and equipment assets. In coordination and full collaboration with the Engineering Services Reliability & Asset Management COE, the Reliability Engineer is responsible for implementing a strategic asset management plan to integrate clients existing systems including building automation, energy management, maintenance programs and life-cycle asset management approach. Develops analysis methods to determine reliability of components, equipment, and processes in accordance with JLL's enhanced Reliability & Asset Management program. Acquires and analyzes data from connected systems and continually improves maintenance program strategy to meet outcomes-based performance measures.

  • Recognizes that assignments are broad in nature and require appreciable originality and ingenuity to complete them and considerable latitude for un-reviewed actions or decisions.
  • Works under general direction of Engineering Services Reliability & Asset Management platform for instruction in deploying client's strategic asset management plan with matrix reporting back to the clients lead engineer (FM).
  • Integrates data from BAS, automated fault detection diagnostic engines, maintenance programs, and capital planning processes to develop life-cycle analyses and recommendations for repair vs. replacement decisions.
  • Supports all efforts in the execution of site level Asset Management & Reliability programs and processes to effectively increase machine/facility system reliability and compliance.
  • Conducts program and system/equipment audits on a periodic and as needed basis.
  • Supports JLL operational compliance program and follows company safety and health guidelines and other company policies.
  • Coordinates the use of other engineers, technicians, and third-party resources to accomplish the objective of cost-effective Asset Management & Reliability improvements for maintenance and projects.
  • Equipment preventative maintenance (PM) task creation and management for continuous improvement and PM optimization.
  • Responsible for ranking the criticality of the assets under their care, typically using Reliability Centered Maintenance approaches.
  • Create and conduct Reliability studies, as well as understanding drawings and schematics.
  • Create risk mitigation strategies for critical assets that can be deployed across the asset portfolio.
  • Investigate new technologies for reliability improvements.
  • Facilitates/supports operational event and equipment failure investigations to ensure that the root cause/causal factors have been identified.
  • Understanding of moving and rotating equipment such as pumps, motors, gearboxes, conveyors, etc.
  • Experience w/ predictive maintenance technologies including, but not limited to, vibration analysis, oil analysis, infrared Thermography, ultrasound, and motor current analysis.
  • Plans and performs engineering operations, monitors operations center systems, RCM program implementation, process engineering assignments, root cause failure analysis.
  • Maintain complete and accurate records/plans within computerized maintenance management system (CMMS) related to equipment, specifications data, BOM, failure history, etc.
  • Develop and maintain 'Key Performance Indicators' of equipment reliability.
  • Execute multi-discipline facility condition assessments across multiple labs, manufacturing, office, and distribution locations in the Americas.
  • BS in an Engineering discipline, mechanical or electrical preferred.
  • Five to 10 years' experience implementing RCM, CbM/PdM methods, operating building automation and energy management systems.
  • Experience with building automation systems and automated fault detection & diagnostics with integration of connected systems.
  • Extensive knowledge of mechanical, electrical, plumbing and fire suppression systems.
  • Ability to use variety of Computerized Maintenance Management Systems and IT tools.
  • Certified Reliability Leader is preferred.
  • Certified Maintenance Reliability Professional is preferred.
  • Level 2 thermography certification is preferred.
  • Level 2 vibration certification is preferred.
  • Level 2 ultrasound certification is preferred.
