About The Position

Preferred Apartment Communities is engaged in the operation of primarily Class A multifamily properties. The RVP is responsible for all property operations, functions, and support as outlined in the document for the portfolio assigned. The RVP portfolio will consist of supervision of 2-3 Regional Managers overseeing 5-8 properties each and may be adjusted as the President or SVP sees fit. This role could involve direct supervision of properties. The RVP will be expected to work with and communicate clearly with other divisions and departments within PAC as well as LivCor Asset Management group. The RVP will provide strategic planning, oversight, and direction, on a management company level for the assigned portfolio or other areas of oversight for day-to-day operations through the appropriate Regional Managers. The RVP will be responsible for driving portfolio performance based on the investment strategy of each asset. The RVP will assist and ensure the implementation of new programs and ensure the implementation of PAC's policies and procedures.

Requirements

  • At least 8 years of experience in property management, with at least 3 years in a senior leadership role overseeing multiple Regional Managers, properties or regions.
  • Proven experience in managing large-scale operations and teams.
  • Exceptional communication, leadership and decision-making skills.
  • Experience with multifamily class A/B/C properties.

Responsibilities

  • Understand, support, and drive the organization's mission, vision, strategy, culture, goals, and objectives.
  • Direct and support a team of Regional Managers that contributes to the organization's priorities.

  • Foster a productive and cooperative relationship with Property Management departments within PAC and LivCor.
  • Ensure adherence to operating policies and procedures for all onsite activities.
  • Ensure training of onsite staff for leasing, resident service, and operating system technologies.
  • Oversee the budgeting process for their specific portfolio in conjunction with the Regional Manager.
  • Oversight of actual results of operations relative to budgeted expectations and market conditions.
  • Provide thoughtful input on rent levels and occupancy targets.
  • Support investment underwriting via market analysis, scope of work perspectives, and evaluation of pre-existing onsite teams.
  • Manage human capital resource allocation to oversee the portfolio and unlock associates capabilities.
  • Maintain and manage vendor relations.
  • Provide support and oversight for capital expenditures recommended by the Regional Managers & signed off by PAC asset management.
  • Ensure adherence to local, state, and federal regulations, as well as fair housing laws.
  • Conduct regular property visits to assess performance, provide coaching, and ensure compliance with brand and operational standards.
  • Approve staffing recommendations for the portfolio.
