About The Position

The purpose of this job description is to communicate the responsibilities and duties associated with the position of REGIONAL SUPERVISOR. The REGIONAL SUPERVISOR is fully responsible for the overall fiscal accountability and property management operations of a multi property residential portfolio and all operational and financial aspects of the assigned portfolio. Portfolio size may vary, based, on size, geographic area, and complexity. The Regional Supervisor directs and coordinates the activities of the properties in the portfolio to ensure that company and/or owner financial and business objectives are achieved. You will effectively manage and coordinate employees, activities, trainings, and available resources to accomplish portfolio objectives set forth by the President and Regional Vice President of Keener Management.

Requirements

  • Proficiency in using property management software(s), used by the Company, as well as Microsoft Office (Word, Excel, PowerPoint) to design, develop and complete required reports.
  • Demonstrate the ability to work with minimum supervision.
  • Must have excellent spelling and grammar and be able to proof own work, have good telephone skills, be organized, meet deadlines, and have the ability to multi-task.
  • Although Keener Management strives to provide a healthy work-life balance, there may be occasions that require you to work additional hours dependent on staffing needs and emergencies.
  • High School Diploma or equivalent.
  • Bachelor’s Degree strongly preferred.
  • Must be able to comprehend, speak, and write the English language.
  • Must have a valid driver's license and automobile insurance.

Nice To Haves

  • Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM), preferred.
  • Certified Occupancy Specialist (COS), preferred.
  • Fair Housing and TDHCA training, preferred.

Responsibilities

  • Develop annual budgets for the assigned properties in the portfolio, analyze and evaluate financial statements, reconcile monthly statements against approved budget and work to resolve any issues in the financial performance of the portfolio.
  • Ensure the portfolio and individual properties meet the established operational, financial, and business performance goals by inspecting properties, reviewing financial market and operational reports and develop and implement appropriate action plans to achieve goals.
  • Monitor property expenses, account for budget variances, and implement new strategies, suggest budget adjustments related to objectives and goals when required.
  • Review, analyze and interpret market data to identify trends that may impact the performance of the portfolio and work with Community Mangers and others to develop and implement plans that drive occupancy and revenue growth.
  • Promote client satisfaction and retention through timely reporting and ongoing communication about the performance of the properties and respond to client/owner concerns.
  • Monitor time sheet reporting with specific attention to overtime hours.
  • Regularly monitor market trends and portfolio competition.
  • Work alongside Property Managers to develop and monitor active renewal programs and marketing plans.
  • Demonstrated ability to supervise various staff positions including the ability to provide technical guidance, problem solving, delegation and managing schedules.
  • Use effective techniques to screen, hire, orient and train new property staff positions with established company guidelines.
  • Document employee performance and take necessary action on a timely basis.
