Regional Manager – Columbus Location: Columbus, OH Reports To: Area Vice President Morgan Properties is excited to announce an internal opportunity for a Regional Manager based in Columbus. This is a high-visibility leadership role responsible for driving operational excellence, financial performance, and team development for up to 12 communities and teams. Leadership Depth: The next Regional Manager will be responsible for building bench strength and developing their teams for future growth. Strategic Partnership: This role works closely with the Area Vice President and plays a critical role in shaping regional strategy. Compensation: $110,000-$140,000/yr. Position Summary The Regional Manager plays a pivotal role in overseeing both the operational and financial performance of a portfolio of properties. This leader ensures alignment with business goals, maximizes asset value, and fosters strong, engaged teams capable of delivering exceptional resident experiences. The role emphasizes financial acumen, leadership development, employee engagement, and data-driven decision-making.

Requirements

  • Proven experience as a Senior Property Manager or Regional Manager.
  • Demonstrated success managing budgets, revenue performance, and occupancy strategy.
  • Strong analytical skills with advanced comfort using Excel and portfolio-level data.
  • Experience leading managers and developing bench strength.
  • Ability to thrive in competitive and dynamic market conditions.
  • 5–7 years of related experience.

Nice To Haves

  • Bachelor’s degree preferred.
  • Relevant state licensure and professional certifications are a plus.

Responsibilities

  • Train, mentor, and coach Property Managers and Maintenance Supervisors.
  • Lead hiring, performance management, and succession planning efforts.
  • Conduct regional meetings to drive alignment, engagement, and performance.
  • Oversee daily operations across the portfolio.
  • Support Property Managers in resolving escalated resident concerns.
  • Identify and implement operational improvements to enhance efficiency.
  • Review and adjust property budgets.
  • Collaborate with asset management on annual budgeting and pricing strategy.
  • Monitor revenue performance, collections, and expense control.
  • Utilize data and Excel-based analysis to inform decisions.
  • Guide competitive positioning and revenue optimization strategies.
  • Analyze market conditions and adjust leasing strategies accordingly.
  • Ensure regulatory compliance and adherence to company policies.
  • Oversee capital improvements and cost-effective maintenance strategies.
  • Remain available for emergency response and crisis management.
