About The Position

As a Regional Property Manager, you will work with a team of Properties with your region to ensure that the Properties are supported, following SOPs, attaining 100% occupancy, and providing the best resident experience. This position requires travel to the properties in your region as well as reporting to the Corporate Office for meetings, training, and other required management meetings. This position reports to the Vice President of Operations.

Requirements

  • Skill and proficiency in the use of computers and Microsoft programs.
  • Excellent oral and written communication skills.
  • Demonstrates a financial acumen and analytical, problem solving and quantitative abilities.
  • Ability to conduct training on business related topics to property management.
  • Strong organizational skills and ability to coordinate complex activities, prioritize conflicting demands, and meet deadlines.
  • Strong leadership ability and ability to motivate subordinate employees.
  • Must be highly motivated, be able to work independently, solve problems, and possess strong written and oral communication skills while achieving results.
  • Strong understand of action and sense of urgency.
  • High School Diploma.
  • Ability to travel – must have valid driver’s license and reliable transportation.
  • Ability to work to weekends if need for emergencies, snow removal, etc.
  • Minimum of 5 years of experience as a Property Manager or equivalent role.

Nice To Haves

  • College degree preferred.
  • Experience in apartment industry preferred.
  • Previous experience overseeing multiple locations (3 to 5 is preferred).

Responsibilities

  • Responsible for the day-to-day operational direction and supervision of a multi-site property portfolio.
  • Ensure monthly occupancy and delinquency goals are met for each of your properties.
  • Provide reviews and analysis of operating budgets, monthly/quarterly/annual financial P&L statements of each of your properties.
  • Communicate regularly with on-site managers, company employees, lenders, property owners, financial partners, and other individuals as deemed necessary.
  • Ensure expenses are carefully monitored and controlled.
  • Perform regular visits to each property to ensure the highest standards are maintained.
  • Partner with Regional Maintenance Supervisors to ensure timely completion of service requests in compliance policies and procedures. Develops, recommends, and partners with Regional Maintenance Supervisor to address under-performing Communities that are not in compliance with Service Standards.
  • Provide training as needed for development of staff.
  • Participate in the interview, selection and training process for new staff.
  • Responsible as a “first responder” to coordinate the activities following a casualty event such as fire, flood, storms and other major events. Partners with Regional Maintenance Supervisors to manage the immediate repairs and ongoing repair work following the event.
  • Pre-audit the properties in your region to ensure the property is meeting all standards and expectations for a successful quarterly audit.
  • Ensure a safe working environment through effective safety training, safety inspections and follow-up on housekeeping performance.
  • Maintain positive and responsive relationships with government and safety related officials and inspectors.
  • Perform related responsibilities as required or assigned.
