The Regional Property Manager is responsible for overseeing and managing the performance and profitability of a portfolio of properties within a designated region. This role focuses on developing and implementing effective property management strategies, ensuring high tenant satisfaction, and optimizing financial returns for property owners. The position requires coordination and leadership of property management teams while maintaining a strong understanding of real estate market trends.

  • Ensure that the portfolio and individual communities meet established operational, financial, and business performance goals by inspecting properties and reviewing reports.
  • Collaborate with Community Managers to meet operational and financial goals.
  • Work with regional support services leaders to improve asset and team performance.
  • Implement local and national operational initiatives and ensure proper adoption of revised protocols.
  • Oversee and manage budgets to meet or exceed financial targets.
  • Prepare and present regular reports on property performance and market trends to ownership and senior management.
  • Foster positive relationships with tenants and address their concerns promptly.
  • Implement tenant retention programs to minimize turnover and vacancy rates.
  • Collaborate with leasing teams to develop effective marketing strategies.
  • Ensure optimal occupancy rates through targeted leasing efforts.
  • Oversee maintenance programs to ensure properties are well-maintained and compliant with regulations.
  • Conduct routine site and safety inspections to ensure properties meet established standards.
  • Implement preventative maintenance plans to extend the life of assets.
  • Stay current with local, state, and federal regulations affecting property management.
  • Identify and mitigate potential risks related to property management.
  • Bachelor's/Master's degree in Business, Real Estate, or related fields preferred.
  • Proven experience in a leadership role managing diverse properties.
  • Proficiency in property management software (preferably Yardi and/or Real Page).
  • Strong financial acumen and analytical skills.
  • Excellent communication and team management skills.
  • In-depth knowledge of real estate laws, regulations, and market trends.
  • Ability to create and manage stakeholder relationships.
  • Minimum of 3 years relevant experience.
  • Real Estate license required in specific markets, otherwise preferred.
  • Industry certifications (e.g. CPM, CAPS, CAM) preferred.
