About The Position

The Regional Property Manager is responsible for managing operations and maximizing the financial value of apartment communities on a temporary basis. This role involves overseeing property management tasks, achieving financial and operational goals, and embodying MAA's Core Values. The position requires adaptability to different assignments, which may include working in the absence of a regular manager or at troubled properties.

Requirements

  • High school diploma or GED required.
  • 3-5 years of direct experience as a Property Manager of an apartment community or equivalent experience.
  • Prior supervisory experience required.
  • Valid driver's license from the state of residence required.
  • Willingness to travel to different assignments with short notice required.

Nice To Haves

  • Bachelor's degree strongly preferred.
  • Certified Apartment Manager (CAM) credential strongly preferred.

Responsibilities

  • Supervises all on-site staff, including hiring, training, supervision, and coaching.
  • Determines and communicates productivity standards to maximize property performance.
  • Evaluates performance to standards and makes compensation decisions.
  • Works to achieve maximum performance based on annual goals to increase revenue and other income.
  • Determines the optimum rent based on market conditions and rent concessions.
  • Uses a lease expiration board to manage lease renewals and reduce seasonal expirations.
  • Performs leasing of units and prepares units for leasing as needed.
  • Ensures resolution of resident issues and complaints in cooperation with staff.
  • Plans, executes, and attends social and community events for residents.
  • Communicates and shares information with staff to ensure mutual understanding of directives and goals.
  • Ensures adherence to MAA policies and safety rules; complies with reporting policies.
  • Supports corporate culture initiatives like Open Arms.
  • Establishes and monitors the property budget daily; keeps expenses in line with the budget.
  • Ensures collection and deposit of all applicable deposits, rents, and fees.
  • Submits invoices and manages accounting activities with the Accounts Payable Department.
  • Purchases necessary equipment and supplies for the community.
  • Participates in and manages marketing efforts to increase occupancy.
  • Reviews marketing efforts for effectiveness.
  • Works with the service team to manage property maintenance programs.
  • Inspects the property regularly for quality and identifies needs for improvement.
  • Inspects maintenance repairs and available units for readiness.
  • Monitors property landscape and aesthetics for safety and quality.
  • Operates a motor vehicle as needed.
  • Performs other related duties as assigned.
