The Regional Planner will be a key team member of the Strategy Team who will drive regional occupancy development and implementation across Client’s Regional portfolio. In this role, you will work with functional area lines of business to understand the business requirement space needs and working with other stakeholders to develop recommended solutions. This role will work closely with other key stakeholders to develop and submit plans to local Authorities for Permit Approval . Strong communication skills with the functional area line of business and key stakeholders throughout the project life cycle will be necessary for success.

  • Technology Proficiency Ability to utilize software to support planning solutions and communicate ideas clearly with real estate team and lines of businesses: Proficient in Microsoft Excel i.e. (pivot tables, V-Lookups, cell calculations, formulas, etc.)
  • Ability to work in all the Microsoft Office suite software technology
  • Proficient in CAFM systems and AutoCAD preferred
  • Conduct and actively participate in video conferencing meetings effectively
  • Bachelor's degree (Master’s degree preferred) in architecture, design, consulting/advisory work or related field with a minimum of five years’ experience in a corporate environment or equivalent experience.
  • 7+ years previous experience in corporate real estate working with business stakeholders within a cross-functional matrix environment.
  • Proven ability to demonstrate a drive for results and accountability of business.
  • Interpersonal skills to influence and spur change, facilitate and enhance performance within a cross - functional environment.
  • Demonstrate decisiveness in resolving business problems, making decisions and identifying priorities.

Responsibilities

  • Planning and Entitlement Working closely with the Architect, will serves as the primary point of contact with local City and County to submit and obtain Entitlements and Permits.
  • Support development of the Business Case for the recommended plan, including the space program, forecasted headcount, and high-level block plans or test fits.
  • Planning and Implementation Collects preliminary program requirements for each Functional Organization/Functional Area (by site, if necessary).
  • Develops migration plans and sequencing of organizational-level moves with the Occupancy Planner.
  • Develops building or campus stacking diagrams of current and future states based on the three-year headcount forecast.
  • Obtains alignment on organizations’ agreement to migration and stacking plans.
  • Coordinates high-level scope and phasing schedules for project implementation based on stacking plans and migration strategy.
  • Ensures planning is aligned with corporate guidelines, supporting forecasted growth and organizational requirements.
  • Policy Compliance and Education Recommends and applies space policies, standards, procedures, and protocols.
  • Educates stakeholders on planning and space policies, standards, procedures, and protocols to ensure compliance.
  • Space Management and Analysis Maintains organizational-level space allocation plans on CAFM in a timely manner.
  • Conducts and reviews Site Audit Data (including seat assignments, occupancy, vacancy, space categories & types) in partnership with local Facilities Mechanics & IRG for validation and remediation.
  • Supports the Hybrid Workplace program through analysis of badge data and utilization studies to inform planning recommendations.
  • Communication and Collaboration Facilitates frequent and clear communication between other occupancy planners, relocation project managers, and facilities supervisors.
  • Ability to drive to client sites within the region as needed (up to 60% travel).
  • Reporting/Deliverables Regional (by site/building) Occupancy Plan of Record reflective of forecasted supply and demand
  • Leads development of long-range strategy incorporating occupancy strategy at a building and org level into overall planning narrative
  • Migration and Stack Plans by City and Site Level
  • Current and Forecasted Headcount
