About The Position

Regional Manager: The Regional Manager is responsible for the overall performance of a portfolio of properties including staff management, property oversight, analyzing day-to- day operations, budgeting, expense control, compliance, and elevated conflict resolution.

Requirements

  • 5 years experience in a property management leadership role
  • ability to work hours as needed to meet the needs and requirements of the job
  • Travel required as needed to fulfill requirements of the position and to attend company events and training courses

Nice To Haves

  • 3 + years property management leadership experience/management experience at a Student Housing Property
  • Valid state-specific Real Estate License, where applicable

Responsibilities

  • Oversee the hiring of Property Managers according to budgeted headcount
  • Provide leadership, supervision, and support for all on-site personnel
  • Recommend personnel hires, transfers, promotions, terminations, and applicable compensation
  • Supervise Property Managers and Maintenance personnel in the portfolio
  • Ensure all on-site employees are operating within the Preiss Operating Manual and Employee Handbook
  • Increase overall property NOI
  • Manage escalated resident concerns/complaints
  • Oversee all necessary functions to facilitate a smooth tenant "Move In" and "Move Out"
  • Ensure all residents transitions occur within the specified time-frame and with minimal complaints
  • Prepare and review all periodic reporting, including financial budget variance reports, executive summaries, weekly leasing reports, credit card summaries, etc
  • Work with site personnel to create annual property budgets and ensure the properties operate within said approved budget parameters
  • Conduct effective portfolio operational meetings and conference calls
  • Ensure written and verbal communication to internal and external personnel is professional and timely
  • Respond and react accordingly to all e-mail requests from internal and external clients
  • Meet with asset managers, owners, and clients as authorized
  • Have knowledge of and follow all Federal, State, and local laws related to property management and the management of assets
  • Effectively manage and oversee all leasing and marketing efforts at the site level
  • Evaluate and recommend changes to rental rate and leasing velocity strategies
  • Supervise the implementation of all resident life programs
  • Supervise, plan, and implement annual turn-related events for each property in portfolio; this also includes support and assistance as needed
  • Ensure compliance with codes and regulations
  • Ensure the Transition Manual is followed and executed
  • Ensure all capital items in need of repair or desired are reported
