About The Position

The Regional Manager will manage and oversee between 4-11 properties. The Regional Manager will assist in the development and monitoring of company policies and procedures related to property management; responsible for recruitment, training, development, and supervision of Community Managers. This position will also include responsibility for maintaining the physical asset in excellent condition and monitoring the financial quarterly performance of assigned properties. This position also includes assisting the Asset Manager and other supervisors with special projects as needed. Travel is required, where reasonable or limited use of your vehicle is required from time to time.

Requirements

  • Position prefers 5-7 years experience in on-site property management; 3 as Property / Community Manager.
  • Must have experience with the supervision of subordinate employees, and a successful track record of accomplishments.
  • Ability to oversee general operations of several residential properties
  • Extremely computer literate, including Microsoft, Office, Excel, Google Drive, and other various operational programs; Proficient in Yardi or other similar property management software
  • Ability to build routine procedures, checklists, and oversee all necessary steps in accordance with Westland Real Estate’s policy
  • Ability to set training goals for Community Managers
  • Ability to communicate and daily correspond with Asset Manager
  • Ability to speak effectively before groups of customers or employees
  • Advanced knowledge in drafting financial reports, proformas, budgets, budget and cash flow estimates, financial projections, calculations of advanced residential data summary reports, draft quarterly summaries.
  • Individuals must possess a proven track record of successful Community Management Experience and knowledge of property maintenance, property marketing, staff management, and insurance.
  • Must have the ability to communicate well both verbally and in writing and possess strong supervisory, personnel management, and organizational skills.
  • Provide the ability to delegate and communicate property management methods along with the ability to problem-solve issues.
  • An individual must also identify and resolve problems in a timely manner; Gather and analyze information skillfully; Develop alternative solutions; Work well in group problem-solving situations; Communicate changes and progress; Completes projects on time and within budget; Manage difficult or emotional customer situations; Respond promptly to customer needs; Solicit customer feedback to improve service, and respond to requests for service and assistance.
  • Must be able to motivate, and effectively identify the best personnel and resources for applicable tasks and to direct those to peak performance
  • Analytical - Synthesizes complex or diverse information Collect and researches data Use intuition and experience to complement data; Design workflows and procedures.
  • Extensive mobility and good physical condition required. Area / Regional Manager must be able to perform the physical functions of this position, which may include, but are not limited to the ability to walk the property, including stairs, to complete physical inspections, deliver resident communications, and show apartments.
  • This position requires the ability to occasionally lift office products and supplies, up to approximately 20 pounds.
  • Must have a valid driver’s license and automobile insurance.
  • Will need to utilize personal transportation to inspect the apartment community and the surrounding neighborhood, make trips to the bank and visit the regional office for managers’ meetings.

Responsibilities

  • Establish and coordinate a communication system involving transaction and activities among Community Managers and the Corporate Office
  • Hire, train, supervise, develop, and terminate the employment of those supervised in accordance with Westland Real Estate Group’s policies and directives
  • Conduct timely performance evaluations on supervised employees
  • Assist Community Managers with site-level employees; Approve all new hires, status changes, and terminations for on-site personnel
  • Review occupancy status; recommends rent schedules
  • Monitor, assist and make recommendations to improve marketing activities
  • Perform audits on property administration, accounting, and maintenance areas to ensure compliance with established policies and procedures
  • Resolve resident relation issues
  • Inspect all properties to ensure the highest standards are maintained; Evaluate maintenance, grounds, and housekeeping operations in areas of efficiency
  • Conduct periodic inspections on vacant apartments for market-ready condition
  • Develop corrective programs for apartment communities
  • Supervise and coordinate the preparation of annual operating and capital budgets; Monitor and make recommendations on-budget performance and prepare monthly / quarterly summary
  • Review and approve expenditures within specified budgetary guidelines
  • Negotiate and evaluate contracts
  • Formulate and set up an efficient reporting system, using property management forms, reports, and manuals including updates, changes, and etc.
  • Conduct Management meetings, as necessary
  • Participate as a member of the Development Team in design, unit mix, the establishment of rent, rates, and other such operational matters
  • Update job knowledge by participating in educational opportunities; reading professional publications; maintaining personal networks; participate in professional organizations; Accomplish organizational goals by exploring new opportunities to add value to property’s value; participate in local and regional trade associations
  • Attend scheduled corporate management meetings, usually held on a quarterly basis at the corporate office
  • Maintain records on all aspects of management activity on a daily, weekly, and monthly basis; Submit required reports to corporate offices on a weekly and monthly basis
