About The Position

As a residential Regional Maintenance Technician, you are responsible for ongoing facility maintenance and repairs to keep several multifamily properties operating and appearing at their best in a designated region. You will use your extensive experience in property maintenance, including supervisory experience, to address work orders and other repair and maintenance issues proactively. The role involves hands-on day-to-day maintenance activities, setting standards, assisting other technicians, and managing the Make-Ready board to ensure timely turnover work. You will also ensure property grounds and resident amenities like pools and clubhouses are clean and well-maintained. The position requires engaging with employees and residents to resolve concerns, demonstrating attention to detail, and applying project management skills to find cost-effective, high-quality, and timely resolutions. A commitment to safety for both the team and residents is paramount, including proper handling of substances and training on safety procedures.

Requirements

  • Minimum of 10 years of relevant work experience, preferably in multifamily building maintenance
  • Minimum of 5 years of supervisory experience
  • Technical degree in a related area of study or one or more technical certifications in HVAC, plumbing, or electrical
  • Prior experience in general building maintenance or painting in a commercial or residential environment required in one or more of the following areas, including general handyman work, light carpentry, electrical, or plumbing
  • Prior experience in maintaining and repairing HVAC systems
  • Strong experience with budgeting, cost control, vendor management, and scheduling
  • Must have own tools
  • Valid driver’s license
  • Treats all current and future residents with the highest level of concern and care

  • Familiarity with local, state, and federal employment laws, including wage and hour, meal and rest breaks, OSHA, and human rights and equal employment opportunity regulations
  • Able and willing to maintain regular attendance and punctuality to ensure all essential duties are fulfilled
  • Demonstrated attention to detail to ensure that all jobs are completed in an exemplary manner, any potential hazards or warning signs of problems are not overlooked, and strong preventative and predictive maintenance implementation experience
  • Familiarity with a variety of tools and materials needed to maintain residential buildings
  • Excellent verbal and written communication skills with the ability to write and speak clearly
  • Treats everyone with respect and dignity, accepts responsibility and takes ownership of tasks, follows through on commitments, takes initiative and maintains confidentiality
  • Excellent organizational skills and attention to detail
  • Strong time management skills with a proven ability to meet goals and deadlines

  • Proficient with Microsoft Office Suite or related software
  • EPA certification

Responsibilities

  • Responsible for ongoing facility maintenance and repairs to keep several multifamily properties operating and appearing at their best in a designated region
  • Address work orders and other repair and maintenance issues before they escalate into major problems
  • Utilize technical certifications to address critical areas, such as HVAC-certified repairs and maintenance, CPO to handle the property’s pools and spas, or other specialized training for electrical or plumbing issues
  • Proactively address routine maintenance and the general cleanliness of the property, including resident amenities such as the pool and clubhouse
  • Engage in day-to-day maintenance activities, setting the tone and standard for how work gets done
  • Lead by example, stepping in to assist where needed, including completing your work orders as assigned and helping other technicians with work orders
  • Manage the Make-Ready board so turnover work stays on schedule
  • Ensure the property grounds are kept up
  • Engage in difficult conversations with employees and residents, hearing their concerns and issues and seeking to understand and resolve them
  • Quickly and effectively find cost-effective, high-quality, timely resolutions to repair and maintenance issues affecting the property
  • Create a safe working environment for the team and a safe living environment for our residents with a safety-first approach to everything you do
  • Utilize EPA certification to handle certain substances and chemicals properly
  • Train the maintenance team in proper safety procedures and protocols
