About The Position

Primary Responsibilities Lead on-site maintenance staff in the diagnosis of problems and repairs related to HVAC, electrical, plumbing, swimming pool, carpentry, dry walling, exterior structure, and appliances Develop and implement strategies on improved effectiveness of maintenance teams. Ensure compliance to company policies for Maintenance. Assist with annual budgeting providing subject matter expertise for maintenance-related items. Identify capital items that are near the end of their life expectancy according to industry and company standards. Complete capital projects on time per budgets. Assist in the interview process for Maintenance Supervisors to help assess the candidate's technical qualifications and cultural fit within the organization's maintenance team. Aid property when separations occur by providing property coverage to fill in gaps. Train and monitor maintenance team members, including safety training and signups for sponsored training opportunities. Support community and the RPM with associate coaching and discipline Audit site service requests, curb appeal, make ready reports, vacant turns, and spending. Assist in selection of vendor partnerships with Regionals/Managers. Work with Regional to discuss site issues and brainstorm resolutions. Conduct quarterly property inspections on all assets within the region /complete checklist and upload to property. Assist as needed with rehab projects and due diligence. Conduct monthly portfolio meetings online with portfolio. Document notes from meeting. Schedule and supervise property preventative maintenance program (create and maintain checklist) Complete written property safety audits including fire, severe weather and flooding. Ensure compliance with all local/state/federal building codes and waste elimination guidelines. Ensure each property conducted Unit/Filter Changes /Light pole inspections, Load report after reviewing.

Requirements

  • HVAC Certification
  • CPO Certification
  • Minimum of 5 years Supervisory Experience
  • Minimum of 5 years Apartment Industry Experience
  • Travel Required
