Position Summary: Responsible for the implementation of all facility management services. Responsible for the budget, staff and coordination and control of the following areas: cost control; records; reports; contract compliance; inspection of facilities and work; planning, programming and scheduling; repair and maintenance; procurement; business accounting; hiring; training; subcontracting; quality control; preventive maintenance; owner-furnished property management; procedures development; resource allocation; contract negotiations for change orders; payroll; coordination of work priorities; and monitorship of methods and procedures to improve cost-effectiveness and efficiency. Serves as the on-site point of contact for all formal interface discussions with client. Full authority to negotiate change orders, new work, and subcontracts with client and subcontractors as required. Delegates limited authority to maintenance staff. Acquires resources from the Brewer-Garrett Service Operations Manager as required. Essential Functions: Directs recurring repairs, services, and maintenance Monitors cost control, financial reports, budgeting, and overall operating costs. Responsible for managing all subcontracts. Resolves technical problems. Provides engineering expertise for design, production, planning, budgeting, and control. Ensures management and contract reports are accurate before submission to company management and client, respectively. Develops contingency, emergency operation, safety, fire prevention, and property maintenance management plans in concert with owner's plans. Develop and maintain relationships with IFS customers and on-site staff. Sales Responsibilities: Through networking and industry contacts brings pre-qualified IFS lead contacts to the attention of the Service General Manager. Actively markets the various Brewer-Garrett capabilities to the building owner and his staff, building tenants, and colleagues. Supervisory Responsibilities: Hires maintenance, administrative and other personnel. Coordinates background checks and drug screening. Monitors and inspects maintenance, repair, and service operations for quality control and contract compliance.
