About The Position

O’Neill Healthcare is looking for a Regional Facilities Manager to join our team! The Regional Facilities Manager oversees the maintenance of the O’Neill Healthcare skilled nursing, assisted living, and independent living facilities, ensuring compliance with Federal, State and Local governments. ODH (Ohio Department of Health Life Safety. This hands-on role requires the ability to perform repairs and maintenance directly, as well as to oversee onsite teams and external vendors. Requirements

High school diploma or equivalent.
Previous experience as a Maintenance Director with a Skilled Nursing Facility, or Long Term Care Facility preferred.
A working understanding electrical systems, HVAC systems, and various mechanical and architectural systems.
Valid driver’s license
Excellent communication skills.
Proactive, organized, and adaptable with the ability to manage multiple tasks in a fast-paced environment.
High level of professionalism, ethics, and integrity.
5+ years of hands-on experience in facilities or property management, including basic repair skills (electrical, plumbing, HVAC, and general building maintenance).
Strong knowledge of ODH, State & Local Fire Marshal, HUD regulations and NSPIRE inspection standards.
Proven ability to manage budgets and control maintenance costs.
Valid driver’s license and ability to travel within the region as needed.
The employee must occasionally lift and/or move up to 45 pounds.
Flexibility to travel to six locations in Western Cuyahoga and Eastern Lorain County as needed.
Ability to work inside and outside in various weather conditions.
Must be able to speak, read and write English in a manner sufficient to carry out duties
Successful completion of background check
Must be legally qualified to work in the U.S. meeting I-9 guidelines
Position requires on-call status and flexibility to work any hours necessary to complete the job. Work schedules and location assignments are subject to change.

Responsibilities

Directly perform maintenance tasks and repairs as needed, including electrical, plumbing, HVAC, carpentry, and general building maintenance.
Oversee maintenance and facility operations across the 6 O'Neill Healthcare facilities, to ensure all buildings and amenities are in optimal condition.
Ensure all properties meet ODH, State & Local Fire Marshal, and HUD regulations.
Oversees preventive maintenance programs, directly addressing issues when necessary, to enhance system reliability and longevity.
Perform regular hands-on safety inspections, ensuring compliance with safety standards and proactively identifying and mitigating risks.
Establish and manage relationships with external vendors and contractors, and handle emergency repairs or maintenance personally if vendor response times are inadequate.
Manage regional maintenance budgets, balancing cost efficiency with the need for high-quality, timely repairs.
Provide training, guidance, and direct support to on-site maintenance teams, fostering a culture of compliance, safety, and quality service.
Respond promptly to resident maintenance requests and handle urgent repairs to ensure a safe, well-maintained, and welcoming environment.
Maintain records of maintenance activities, inspections, and compliance documentation, and prepare reports on property conditions and budget adherence.
