About The Position

Plan, direct, and monitor the activities and operations of the facilities and maintenance teams, including site maintenance, building(s) maintenance and facility construction and renovation. Supervise and lead assigned team members. Coordinate assigned activities with other Cardinal teams and outside agencies. Provide highly responsible support to the Director of Facilities. Assist with the assessment and identification of facilities projects at the site level, participating in Client conversations for project approval. Engage with assigned team members to identify and execute projects, facilities platforms, training, and certifications for team members.

Nice To Haves

  • 3+ years of experience in pre-delivery construction punch list management preferred
  • Construction management degree or equivalent background experience preferred.
  • Deferred maintenance planning experience required.
  • Ability and availability to travel within the continental United States for a minimum of 10% of normal business hours.

Responsibilities

  • Develop, plan, implement, and administer facilities team goals and budgets.
  • Direct and oversee implementation of the facilities teamwork plan, assigned work, activities, and projects.
  • Directly manage team members as assigned.
  • Dotted-line management of the on-site Maintenance Team Leaders as assigned to the portfolio of responsibility.
  • Direct and oversee implementation of the facilities teamwork plan, assigned work, activities, and projects. Implement preventative maintenance and other asset preservation inspections as needed or requested.
  • Monitor budget to control expenditures to properly administer facilities team budget.
  • Confer with and provide leadership to maintenance teams, assisting on-site whenever needed.
  • Develop or participate in writing specifications for equipment, systems, and services.
  • Ensures maintenance-related compliance at each community at all times (ex. MSDS).
  • Analyze and consult on utilities services for all the portfolios.
  • Continuous development of vendor relationships, purchasing, and programs.
  • Create request for proposals and negotiate contract/vendor proposals.
  • Hire, train, motivate, and evaluate personnel; implement corrective actions as necessary.
  • Ensure compliance with all regulatory agencies including OSHA, fire codes, city ordinances, local, state, or federal inspections, lender requirements, and other qualifying notes for the asset.
  • Ensure that the facilities team is staying current on all required training and certifications.
  • Make routine inspections of communities and meet with maintenance teams to ensure that the highest levels of maintenance standards are met.
  • Prepare and deliver reporting to senior management, investors, and outside clients as required.
  • Ensure that the facilities maintain a high level of emergency preparedness at all times and serve as key player in all facilities-related emergency response situations.
  • Manage external vendor and public authority relationships in areas including, but not limited to, general and sub-contractors and other service providers.
  • Evaluate maintenance/facilities operations on an on-going basis; recommend changes to ensure efficient results.
  • Review and evaluate projects in progress, contract compliance, and quality control.
  • Build connections through integrity and leadership and for creating and maintaining trust in our expertise.
  • Conduct periodic reviews of maintenance and construction related progress reports and strategize then implement long-term solutions and cost-saving initiatives
  • Conducts periodic site visits to discover and plan the remedy to emergent issues with the structure and grounds
  • Assists in planning and execution of portfolio-scale CapEx initiatives
  • Evaluate, identify, and propose projects to increase value or preserve asset conditions.
  • Perform other duties as assigned.
  • Participate in Cardinal U training as required.
