Requirements

  • A High School education or equivalent is required. 4 year degree preferred.
  • Minimum of 5 years’ experience in the construction project management and supervision of capital projects and renovations within the multifamily real estate sector.
  • Minimum of 5 years’ experience in maintenance, facilities management, and/or construction is required.
  • Experience in all phases of renovation, stick framed and concrete construction, sequencing, scheduling, interior renovations, contract development, scope of work development, electrical, HVAC, boilers, EMS systems, appliance, turnkey, preventive maintenance and repairs.
  • A valid driver’s license and current automobile insurance is required.
  • Position requires individuals to furnish their own vehicle to fulfill all of the job’s functions.

Nice To Haves

  • Excellent skills in the development of detailed scopes of work related to all phases of capital projects, interior and exterior renovations, contract development, HVAC (central power plant and split central), plumbing, electrical (single and three phase), appliances, carpentry, roofing, and preventive maintenance.
  • Excellent sequencing, scheduling, planning, contract review, and organizational skills.
  • Ability to supervise field work.
  • Ability to maintain excellent communication with vendors, residents, contractors, operations, owners, asset management and other internal and external customers/stakeholders.

Responsibilities

  • Development of scopes of work, bidding, bid qualification, contract negotiations, contract award, and direct supervision of capital projects.
  • Develop, coordinate, and schedule renovation/capital projects coordination between Operations, Owner, and Contractor.
  • Conduct production meetings during renovation activities and coordinate efforts as required.
  • Responsible for the execution and oversight of all capital projects for REIT/JV and Fee properties.
  • General regional responsibilities in Texas, Colorado, Washington, California, and Utah.
  • Responsible for providing the best quality product and project execution for the least possible cost with minimal disruption to our residents.
  • Apply cost and material estimations for exterior and interior capital projects.
  • Have a firm understanding of market pricing for materials and labor and ability to analyze cost components.
  • Prepare cost comparisons for capital projects, including cost/benefit analysis.
  • Adhere to project budgets, while maintaining production with limited disruption to residents.
  • Maintain quality standards for all capital projects.
  • Provide and maintain weekly and monthly production schedules for all projects as well as meeting minutes and applicable documentation for capital projects.
  • Provide, coordinate and maintain contract documents, submittals, sign offs, specifications, warranties, and close out documents.
  • Participate in annual capital review walks and create presentations for capital year budgets.
  • Develop annual budgets after capital walks as well as update 5 year budgets annually.
  • Travel will be required to maintain focused schedule on capital projects out of state.
