The Role: The purpose of this position is to oversee and manage the recertification process for residents participating in the community's Affordable Housing Programs. This role is key to ensuring that residents maintain their eligibility and that their information is accurately processed in accordance with program regulations. Responsibilities include conducting annual recertifications, completing income calculations, maintaining files, and ensuring compliance with all regulatory requirements. The incumbent in this role must possess a high degree of professionalism and positive engagement for our residents and the workforce. Requirements

  • LIHTC/Tax Credit/HUD program experience required
  • Ability to read and interpret complex documents such as regulatory agreements, compliance regulations, and tenant files
  • Minimum of 2 years of experience in Affordable Multi-Housing
  • Demonstrates a sense of urgency and ability to meet deadlines
  • Proficient in Microsoft Office (Word, Excel, PowerPoint, Access), internet, and email
  • Working knowledge of Yardi Voyager Property Management software
  • Excellent written and verbal communication skills
  • Strong attention to detail and ability to multitask

Nice To Haves

  • Certified Occupancy Specialist or similar certifications are highly desired
  • Tax Credit certification is highly desired

Responsibilities

  • Conduct annual recertification interviews with residents to assess continued LIHTC eligibility
  • Complete comprehensive income calculations and update tenant records accordingly
  • Review and verify all required documentation to ensure compliance
  • Maintain accurate and up-to-date resident files
  • Send reminders and schedule upcoming recertifications
  • Perform other duties as assigned by the Community Manager
  • Greet and assist residents during recertification appointments
  • Respond to resident inquiries and guide documentation
  • Serve as a liaison between residents and the property management team
  • Perform other duties as assigned by the Community Manager
  • Practices proper safety techniques in accordance with Company, property, and departmental policies, procedures, and standards by immediately reporting any mechanical or electrical equipment malfunctions, employee/visitor/resident injuries or accidents, or other safety issues to appropriate individual(s)
  • Complies with Avanath’s safety and risk-management policies by attending and participating in the property’s routine safety meetings, completing required training on OSHA and other safety related laws and requirements, and by reporting accidents and incidents promptly and accurately.
  • Follows established policies and procedures by monitoring and ensuring compliance with regulatory requirements, organizational standards, and operational processes related to area(s) of responsibility and reporting violations or infractions to appropriate individual(s).
  • Conduct all business in accordance with company policies and procedures, Fair Housing, Americans with Disabilities Act and all other laws pertaining to the apartment industry.
