Our team assists companies in meeting business requirements related to valuation, risk management, transfer pricing, M & A Transactions, economic analysis, fairness opinions, and model validation. Internship Periods: 40 hours a week in-person in the Boston Seaport Office Summer Internship: June 1st through August 14th, 2026 Position Summary Withum’s Valuation Services group provides comprehensive real‑estate valuation services for eminent‑domain cases, estate and gift tax planning, financial reporting (ASC 805/820/360), financing, portfolio monitoring and litigation support. As a Real Estate Valuation Intern, you will support licensed appraisers and valuation professionals in performing research, data analysis and financial modelling for these engagements. You will learn the appraisal process, help compile market and property data, assist with cash‑flow and comparable‑sales models and contribute to valuation reports—all while upholding Withum’s commitment to inclusive teamwork and professional growth.

Requirements

  • Current enrolment in or recent completion of a Bachelor’s degree in any field.
  • Demonstrated interest in real estate or valuation (coursework, projects or internships).
  • Strong analytical and quantitative skills; proficiency in Microsoft Excel with experience in financial modelling.
  • Excellent research and written communication skills.
  • Ability to manage multiple tasks, maintain confidentiality and work collaboratively in a team environment.
  • Proficiency with Microsoft Word and PowerPoint.

Responsibilities

  • Collect and analyze market data, economic indicators, public records and comparable sale/lease information to support valuations.
  • Assist in researching property‑specific factors for diverse valuations (e.g., eminent domain, estate planning, financial reporting, lender services, fund/portfolio reviews and litigation support).
  • Prepare data summaries and spreadsheets for use in valuation models and reports.
  • Build and update Excel‑based cash‑flow and discounted‑cash‑flow models under supervision; incorporate assumptions for rents, cap rates, growth rates and discount factors.
  • Assist with the compilation of comparable sales, income capitalization and cost approaches for appraisals.
  • Help prepare purchase price allocation analyses and impairment tests for financial reporting.
  • Draft sections of appraisal reports and valuation memoranda; organize supporting documentation to ensure compliance with state and federal regulations.
  • Proofread and format reports, ensuring clarity and adherence to Withum’s quality standards.
  • Assist in the review of third‑party appraisal reports and validation of assumptions.
  • Prepare materials for property inspections; accompany licensed appraisers on site visits when appropriate to observe data collection and take notes.
  • Compile photos, measurements and observations for inclusion in appraisal reports.
  • Work with the audit, tax and advisory teams to develop appropriate scopes of work for valuation engagements.
  • Participate in internal training on valuation methodologies, industry regulations (USPAP) and Withum’s “Power in the Plus” culture.
  • Support administrative and project‑management tasks, including scheduling, file organization and client correspondence.
