Developing and operating across North America, EMEA and Asia Pacific, Vantage has evolved data center design in innovative ways to deliver dramatic gains in reliability, efficiency and sustainability in flexible environments that can scale as quickly as the market demands. Market Development and Site Selection Department The Market Development (MD) team is responsible for 4 key functions within the North American business: 1) Market Strategy 2) Site Selection & Acquisition 3) New Site Development and 4) Preconstruction. The team drives the business plans and execution of our geographic and vertical market expansions across North America. We are at the front-end of the process of ensuring we have the critical capacity required to meet the evolving requirements of our wholesale and hyperscale customer base. We evaluate supply, demand, pricing, network, power, and a myriad of other factors when developing our market and site plans. We then acquire sites that align with those plans. The team collaborates with Commercial Management, Sales, Solution Engineering, Design Engineering, Construction, Operations, Finance, and Senior Management along the way. We also help ensure optimal revenue realization post-construction through development of commercial constructs and pricing that aligns to the objectives of both Vantage and our customers. Position Overview This role can be based remotely in the Eastern US. Vantage Data Centers is actively seeking a multifaceted Real Estate Transactions Program Manager to orchestrate the management of a high volume of large-scale, intricate real estate transactions. This pivotal role will be instrumental in fortifying Vantage’s expansion initiatives across North America. As the Real Estate Transaction Manager, you will be responsible for supporting Site Selection in meticulously overseeing and orchestrating the acquisition and transactional activities within specific regions and markets. This position also serves as a linchpin in program management, fostering collaboration and alignment within the Market Development team.

Requirements

  • Education: A Bachelor’s degree in Business, Real Estate, Law, or IT is preferred.
  • Commercial Real Estate Expertise: 2-4 years of demonstrated experience in commercial/industrial real estate/property transactions showcasing an understanding of the key commercial metrics driving successful acquisitions.
  • Negotiation Proficiency: Proven negotiation skills and experience, especially in handling real estate agreements and contracts, would be advantageous.
  • Due Diligence Knowledge: Familiarity with site and legal due diligence processes is preferred, contributing to effective transaction management.
  • Technical Proficiency: Strong IT acumen is essential, including adeptness in various communication tools and software such as PowerPoint, Smartsheet, and advanced Excel for comprehensive data management.
  • Interpersonal and Communication Skills: Exceptional interpersonal, written, and verbal communication skills are crucial for effective collaboration with stakeholders both internally and externally.
  • Adaptability and Accountability: The role demands flexibility, adaptability, and a high level of accountability, capable of thriving in diverse working environments, including remote work, cross-functional collaborations, and varied project demands.

Nice To Haves

  • Industry Experience: Experience working in a corporate real estate department a plus. Prior experience in Data Center or technical/industrial facilities is preferred and would be beneficial.
  • Language Skills: Proficiency or fluency in French is advantageous but not mandatory.

Responsibilities

  • Transaction Oversight: Meticulously supervise and oversee a multitude of intricate real estate transactions, managing the acquisition of properties with various ownership structures with precision and attention to detail, and collecting and tracking market comp data.
  • Transaction Facilitation: Oversee transaction processes, coordinating the seamless progression of acquisitions to closure. Manage and timely reporting on the status of all acquisitions, ensuring the timely preparation of requisite deliverables.
  • Due Diligence Management: Advise the preparation and management of pre-diligence and due diligence materials, checklists, and dashboards vital for site selection and site development. Coordinate a spectrum of assessments including power, fiber, environmental and risk surveys, title and legal due diligence, easements, entitlements, and other crucial facets impacting site development.
  • Document Preparation and Teamwork: Skillfully craft and manage the drafting of letters of intent and access agreements, collaborating closely with Legal and Site Selection to refine and finalize these crucial documents. Act as a liaison to ensure alignment with internal standards, legal requirements, and strategic objectives, playing a pivotal role in driving transactions toward successful closure.
  • Contract Coordination: Orchestrate the coordination of contracts, non-disclosure agreements, and necessary documentation crucial for engaging third-party consultants, agency relationships, and economic development groups. Secure internal approvals for scope, schedule, and budgetary parameters.
  • Market Development Collaboration: Act as a pivotal liaison between Market Strategy, Site Selection, and Commercial Operations. Foster seamless collaboration and alignment between these teams and the adjacent New Site Development team. Serve as a program manager to facilitate cohesive communication, ensuring all teams are synchronized, fostering shared understanding, and driving unified strategies toward the successful realization of objectives.
  • Meeting Management: Skillfully manage external and internal meetings, crafting agendas, overseeing action items through meticulous minutes, and ensuring effective follow-through on key outcomes.
