Summary The Real Estate Specialist 1's primary responsibilities include performing land title research, property acquisition, appraisal, and relocation tasks in support of highway, airport, public facility and private projects. The person in this position is responsible for tasks of high complexity and sensitivity, requiring the use of independent judgment in problem-solving, and planning and scheduling to complete the assigned projects with limited oversight. A Real Estate Specialist 1 is expected to exercise a strong work ethic, demonstrate a desire to learn and grow, and have strong organizational and communication skills. This person is expected to work well with others, absorb and apply constructive criticism, and seek guidance from more experienced members of the team as necessary.

Requirements

  • Software Microsoft Office (Outlook, Word, Excel)
  • Intermediate understanding of technical fundamentals
  • Performs moderately complex design tasks independently
  • Effectively divides projects into individual tasks
  • Leads technical effort on small projects
  • Performs quality control of basic deliverables
  • Team player who is able to follow on large complex projects and lead a small team on simple tasks.
  • Anticipates the needs of other technical disciplines and takes responsibility for their results.
  • Produces the following independently: Offer packages Waiver valuations ROW technical memos and reports Spreadsheet data and file structure maintenance Ownership research and database manipulation
  • Understanding Budget and Schedule Strong understanding of scopes, schedules, and budgets.
  • Able to predict and deliver individual tasks within a set level of effort.
  • Able to consistently meet budget and schedule expectations on projects.
  • Industry Standards and Regulations Proficiently employs the following ROW manuals and regulations: Ethics requirements Uniform Relocation Assistance and Real Property Acquisition Policies Act (1970) (URA) State ROW manual(s)
  • Client Interaction Frequent client communications.
  • Resolves issues on small projects.
  • Attends client meetings and consistently uses situationally appropriate communication tools (e.g., email versus phone versus in-person).
  • Performs moderate to advanced levels of technical work on large complex projects as assigned by the market sector.
  • Operates with a moderate level of autonomy.
  • May assist with some project management tasks.
  • Bachelor's Degree preferred
  • Years of experience required: 2 years
  • Real Estate license required (if required by state code)
  • Driving is an essential job function or a valid driver’s license is required to support legitimate business purposes
  • Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals.
  • Ability to create and interpret graphs and understand statistical analysis.
  • The employee is regularly required to sit.
  • The employee is required to talk and hear.
  • The employee is regularly required to stand, walk, and use hands.
  • The employee must occasionally lift and/or move up to 25 pounds.
  • Specific vision abilities required by this position include close vision and ability to adjust focus.
